Just returned from lovely Burbank CA for the Bridge asn conference:

WOW, we had such a great time. Big thank you to the staff at Bridge for hosting such a great event for the agents.

I felt this was very important event, so I asked if I could bring team member also, it is so hard to break away we always have to have back up for the business at home; I am glad we took advantage of both attending this event.

This conference was more like a learning and team building retreat. It was a lot of work to get there, and a lot stuff to learn about, but well worth the effort. And we had fun too, lots of socailizing and networking too.

I met so many people I had only before known 'online' so great to meet everyone in REAL LIFE! It was a bit overwhelming at times, even though we were a small group, I was struggling to remember all the names. I hope that we made many new friendships that will last a long time. And it was great to see a few familiar faces again too.

I did take some video of the Bridge event, depending on how it turns out I will try to post it here on REOPRO. If anyone out there has tips for video in our industry let me know, I am trying to learn the best ways to use video to increase sales and reach more customer, maximize returns etc. I also got a couple fun pictures at Bob Hope airport as we were on our way out of town, I will post those soon.

It is so great to see all of the positive posts on threads about Bridge in the past few days form everyone who attended. I hope this will be the first of a few events of this type. Possibly more invitation only events in future years with Bridge asn?? And, I honestly hope that other companies will look at this company as one to emulate a model for new ways to do things in our industry of default management and sales of REO and related investor / distress properties.

Not just another REO Asset Management company, really?

Well, after talking with the Executive Management Team, interviewing on BlogTalkRadio and, now attending their conference, I can truly say I believe they are different.

Unlike all the pretenders who say that they aren’t just another AMC I can truly say that I know Bridge is different and in a really good way.

So what makes them different…….let’s start with the money back guarantee.

I have in writing a Money Back Guarantee that was signed in front of me by Alester Waddell CFO and notarized. Now, I am not going to go into detail about every single detail in this guarantee but, just let me say, Bridge really stepped up and is doing the right thing with it.

Secondly, their purchase power is a bit sexy…..if you know what I mean? Not that I wanted to be impressed of felt as if they were being boastful or pride full but, let’s just say, if size really mattered………….they would be masters of the universe and rock your world.

Thirdly, the technology, thank goodness someone has built a technology that appears to be fairly seamless and transparent. I have a bit more to learn here so, I won’t say more than, it looks good and if it can do all they say it can…….it will be incredible.

Fourthly, relationships! I am so glad I got to meet and have dinner with the owners and Executive Team…..that is so missing in this industry. Let me be clear, they didn’t just have dinner with me and excluded themselves from the rest of the pack. They mingled, sat at different tables, got to know the Realtors they are partnering with……………..why can’t the rest of our industry be like this?

Last but not least, passion and desire with an eye to the integrity of the whole process. I was able to set down with Bobby Funk for a spell and was really glad to find someone who felt, and sounded just like me. I was impressed and thrilled that it was as if we were reading from the same play script. It was so strange I had to step back, pray and ask the Almigty…………was this possible, did I happen across a company who thought like I did? I have to admit, my last night in Burbank, I got the chance to sit down with Marla Webb and it was confirmed that YES, I did find a company who thought like I did about this industry. Marla, you are the bomb!

All in all, it was all good….better yet, incredible. I can’t wait to start making money and hopefully, I can get down to working with just one asset company……Bridge! I know for many of you that may sound like a pipe dream but, with the way this company works, let’s just say……..Bridge is my triple platinum gold credit card and I plan on using it!

Are your “Assets” on show?

Different conferences however, the same ole story, huh? We all know sex sells and it was brought to my attention, that fact is no different at our industry conferences. At a recent conference, I had heard rumors, yes…rumors that some people come to these conferences in order to obtain new business by using their “ASSETS”, if you know what I mean? As pure as driven snow, I was completely naïve to this phenomenon and couldn’t or just wouldn’t believe that some of the professionals I was meeting came to these conferences hat in hand with their libido leading the way however, come to find out, I was sorely mistaken. A colleague I had met actually confessed to me that she once was one of those who would come to this particular conference to “hook up”. Now, let’s be honest with one another, I have no problem with an adult, doing adult things, in the privacy of their own hotel room, it’s none of my business however, what I didn’t realize till much later, these “hook ups” were not just dark hotel rooms with candle light passion…….business was being done, legitimate business! (“Legitimate Business”……OH I BET!) In other words, many of these people who were looking for love in all the wrong places, weren’t really looking for love at all, they were looking for assets, REOs! That’s right, for some, sex = REOs and either you were willing or not. After picking up my chin from the floor of the expo hall, I followed my mothers advice, “If you can’t say anything nice, don’t say anything at all” and stayed silent. That was, until Mrs. “Assets on Show” herself said, “What’s wrong with that?” Please note, I spelled her name with “Mrs” because she is married….at least when she gets home she is married. Because she asked, I decided to let it rip and for those of you who know me, when I am done, I can leave you wishing you never asked in the first place. After about 10 minutes I felt I was spent so, I walked away and lost that floozy in the crowd. Personally, she is not someone I want anyone knowing that I actually know her….or for that matter, ever met her. So, is it a fact that some people come to these conferences looking to provide a “good time” to anyone who can give them a REO, yes. Is it a fact that the vast majority of us are their for legitimate business reasons and conduct business above board in an ethical and moral way, yes. In fact, I was never approached to participate in any torrid “gathering” but, I wouldn’t have ever picked up on it if I was being approached because, I was too busy actually working. Not to mention, I am not really the “approachable” type in that way. You see, something about me screams, that I wouldn’t be interested and, contrary to popular belief, it isn’t my weight problem……lol…..or maybe it is, I don’t care, not interested either way. Let’s face it, sex sells and for some people, it’s the only thing they are interested in however, don’t be down trodden because for every 1 person who does business this way, there are 10 who don’t so, chin up young man…or lady, keep you eye on the prize, work hard and success will follow.

There have been several posts regarding the Five Star Conference and how worthwhile it may or may not have been for the attendees so I thought I would throw in a few of my thoughts and tips.My experience is that, like everything in life, what you get out of a conference is in direct proportion to what you put in.For me, the conference was a huge success. I was a panel member discussing advanced valuations. This put me in direct contact with some of most dynamic people one could ever hope to meet in our business. (Did I mention that most are potential clients?)I met with a new client and received our first listings from them before I left the conference. In the current environment of closed broker lists, that alone made the trip worthwhile. For me, it usually takes no more than three listings to pay for a conference trip. I have not attended a conference that did not pay for itself in less than 90 days.I do have some suggestions to make. Go with an agenda and a plan. Make it specific. Weather it is a client or an agent or broker whose brain you want to pick, target specific people and clients you want to get “face time” with and make appointments to meet with them at a specific time and place. “Stop by the booth and see me” does not cut it. An appointment, even if it is for five minutes in the hall to say hello does. Make sure you follow up with EVERY new client contact you make after you get home. Make sure you stay in touch with those agents and brokers you met and shared ideas with.Do you have other clients in the area? I usually arrange to see at least two of my other clients that are in the area. I start setting up appointments sometimes weeks or months in advance. Not all of our clients are at every conference and most likely the AMs and Pre-Marketers we talk to on a daily basis will not be there. Show them some love, too.Sure, it seems to be just common sense to combine a conference trip with client visits but I would guess that the vast majority of attendee’s flew into town, sat through some classes and lender open house sessions, went to a sponsored party and flew out of town. Hopefully, when they left it was with some new knowledge and education, but probably it was also with the sinking feeling that it could have been better.Remember: Don’t just show up hoping you will run into an opportunity, create the opportunity. Make a plan for a rewarding conference trip and then execute your plan. Make every trip worthwhile for YOU!

Isn't that a question almost all of us asks? How much am I really going to spend on this trip and what am I really going to get out of it?Well, there are a number of ways to look at to determine if it's "worth it" or not. I guess we need to start by figuring out what the cost actually is. We can use the round numbers from my trip as a basis. I got a decent plane fair, an average "king" room, add in the cost of the conference and the cost of food and drink. I can round it out to just under $3000.00. Now, what do you get for your hard-earned $3000.00? A lot of that depends on what you intend to get for it. You can go to the conference for the education, for the networking or to gain business.If you go for the education you can definitely get your money's worth. There were a multitude of courses and panels with the most up-to-date information available, ranging from information on short-sales and BPOs all the way through Bulk REO sales. The classes and panels are conducted by industry experts. Additionally there were speakers like Steve Forbes and James B. Lockhart III. You can get great industry information there, some of which you can find else where, but most of which you will NOT get anywhere else. So, if you go for the education, you can get your money's worth. It may be an expensive education, but you can load up with classes all-day, everyday of the conference.If you go for the networking, you'll probably find the best networking you'll find anywhere. Networking with agents from areas outside your market area is one of the best ways to gain insight into the industry. There were hundreds, if not thousands of agents from all over the country at the conference. In addition to that, there were countless opportunities to network with those agents at the conference and outside the conference.If you go to gain business, you can do it, you just have to go with the right attitude, the right plan and be a networker. You must realize that you are competing with those "hundreds, if not thousands of agents from all over the country". I can honestly say that I have either gained new business or strengthened the bond with an existing client at every conference I've been to except for one. I've been to seven conferences in the past 2 1/2 years.Now back to the cost...so, if you gain insight into the industry through a class, from another agent or if you happen to get the attention of someone in the asset management community or the valuation community, what would it take to make it worth your money? A couple REO assets? 50 or 60 BPOs? After you write-off the trip, what would it take to make it worthwhile? Just the education? I have a friend that currently works with about 38 different banks/asset management companies and STILL attends all the conferences. Why? It must be worth the time to him.I'm not here to tell you should or shouldn't attend the conferences, but hopefully I've given you enough information to make an educated decision on your own. Of course, this is all just my point of view... :)

At some time in life, many of us were told we have no business complaining about things in life that we don't know about, don't participate in, or don't help to make better.I'm paraphrasing a few examples here ...Obama has said it - "I can't do it alone. I need your help."My former CEO said it "Bring me a problem, and bring me a solution."My former boss said "Great point - you are in charge of fixing it."My REO Masters Co-Founder Scott MacLaine said it "This is an organization where members don't join and expect success to happen, but have a hand in making a difference."I'm down with this philosophy (i.e. in agreement) because it just makes sense. It's practical. But I'll let you in on a secret - The other day I did happen to fall off my high horse and complain. It all started in court, where I'm spending way too much time lately.In my role as an REO Broker, I am frequently asked to appear in court as a witness for the bank at unlawful detainer hearings. A few weeks ago, the defendant actually showed up. This couple pleaded to the judge about saving their home, doing a loan modification, whatever it took, they were committed. The judge had to explain, as delicately as he could, that it was too late and that the bank filed to gain possession of their property. He granted the couple 2 weeks to vacate. Within the two weeks, the couple managed to get a relative to get qualified to buy the house. The bank agreed to go into escrow, knowing full well the relative was purchasing the home to enable the former defaulted borrowers to stay in the house. If escrow closes, the occupants essentially will have been awarded the mother of all loan modifications since the new purchase price and interest rate are well below what they were when the couple purchased the home at its peak. And the big bonus - the occupants have not paid their mortgage for about a year!Since the bank is the decision-maker, I happily facilitated all this. And then scratched my head and said ... What the ??? How do I get a deal like that???OK forget about me - what about all the other people in need? What about my client who suffered a rare disease resulting in a bone marrow transplant and a short sale because there was no loan modification that could help?I don't begrudge the couple fighting for their home. I don't know them. Maybe they are great people and this is Karma coming around to help. I may never know. But I am pretty certain that in this unprecedented real estate climate, the stories, the backgrounds, and the behavior behind those who have lost their homes are as diverse as one can imagine.Can we really blame government or banking institutions for helping those less deserving, or foregoing those in real need? Maybe not if:1) Policies are helping to solve the problem at large on a high level.or2) I'm not part of the solution.Enter the Foreclosure Angel Foundation. This is not my idea so if am insinuating that I am part of the solution, well, let me disclose that I'm merely outsourcing my contribution to the solution by supporting Marilyn Mock, founder of the Foreclosure Angel Foundation. This is an amazing lady who has started a foundation to help the neediest of those in foreclosure. You may have heard the expression "Think Globally, Act Locally." That's how Marilyn got started. She saw a problem and jumped right in. Never complained to anyone on behalf of the victim, never complained about the cruelty of the world, just took decisive action.I first saw her on Oprah (my wife made me watch it) and then when the founders of REO Masters announced the organization's support for Marilyn and the Foreclosure Angel Foundation, I was thrilled. Who’s Going to Five Star?

Hey, who’s going to Five Star? I responded to a post about a month ago that I thought I’d share with you if you’re going.

The Post:I will be attending the 5 Star conference this year in hopes to further the REO business for my company. Can anyone that has attended this in the past give me any pointers.My Reply:Just remember...when you go, you are there to get information - you are on a fact finding expedition. Collect more cards than you pass out; don't take brochures and the like. Remember, most of the AMs there are from out of the area. They are not going to pay extra to add your brochure to their luggage weight. Guess where your brochure is going? Correct! So you can see how important it is to collect their contact information instead, so that when you get back home, you can solicit them. Any thing you do hand out, be sure it has your phone number and email address on it. Additionally, once back home be on the look out for an excel spreadsheet that will come via email and include the contact information of each and every attendee of the conference.Hope this helps. A little update from Northern California

It's been some time since I've written a blog entry - so many REOs, so little time. OK, there have not been that many REOs, we are probably averaging only about one new listing a week these days. We are still anticipating this big flood of REOs in California that everyone still says is coming, although it keeps getting pushed back until later in the year. I just attended a meeting sponsored by RELS (a joint venture between Wells Fargo and FIrst American) where they did indeed confirm they are expecting to see a lot of inventory coming in the next few months.However, I'm not sitting still. I am hitting the road - to the Five Star Conference in Dallas coming up in September. I know, last year was kind of a debacle - way too many people crowded into far too small a place for starters. But I'm giving it another shot, and this year, we're having a booth at the conference, all in the hopes of finding some new clients. After all, if there is to be a huge deluge in the fall, I expect there will be some REO outsourcers looking for experienced, hard-working REO brokers in Northern California, right?If you will be at Five Star, please come and say hi. I am back from 5 star!!!

As many of you know I was at the five star default convention last week and now I am back with my family and animals! I had 4 things on my 5 star to do list and I am glad I got them done and then some!With that being said I am sure you want to hear about my 5 star default conference adventure!! I arrived late Tuesday night. I was elbowed in the head on my plane ride by the man seated behind me but I know something of that nature would happen. Without fail I am a target everywhere of some kind! (wink! wink!) We stayed at the Hilton Anatole. I was impressed by the size of the hotel my husband was not impressed by them not having a shuttle. that's a whole other blog that I am not going to get into.Wednesday in the Am I went down to get my new badge cause mine was wrong. Everyone there had a color coded badge and the people who were wearing red, black or green where being hunted down like deer during hunting season. It scared me a little cause I was stuck on an a full elevator everyone was blue except the guy net to me. He was black and the minute someone spotted him he was attacked. I got off asap and didn't even look back.I ran into some Internet friends by the main info area! Nesli is from San Diego. We have talked several times and exchanged REO info back and forth. I called her looking for her and she was behind me. She was looking for my dark hair and didn't recognize me. No worries I got that all week. She is a great person and I am glad to have met her! There were sooooo many people it was hard to find anyone. I guess it doesn't help that I need a new eye glass prescription and couldn't tell who anyone was till I got close.I did have 1 class that was on my to do list and that was the reo trans class. I needed it to get certified. I have used the system before so most of the information was not new. I did however get to chit chat with the CEO. Very nice man and he helped answer a couple questions that I had that were not answered during the class. If he ever needs to buy in the OC I have a great realtor for him!

Wednesday eve were 2 receptions. I went to the first one and ran into a large group of people I chat with on yahoo groups. They are in my inbox everyday and was glad to meet them. They kept me laughing, entertained, and safe.The second reception was very very crowded and I got lost from everyone I knew and was approached by many interesting parties and was about to leave when I again found my friends. I had a great time! I also got some work done at the show. CA was 2 hours ahead so I was still getting questions asked.

Thursday AM was the awards breakfast. My phone died and I forgot my charger. I had no way of calling anyone and about 4000 people were waiting to get into the breakfast. I have night blindness (it was dark in the breakfast room) and I already told you I need a new prescription so I sat down at the nearest empty table I could. It filled up pretty fast so I was not alone for long. I was chit chatting with everyone. The man next to me and I where talking about Denver and Orange County. He then told me he was the CEO of one of the Asset management companies that was on my to do list. Once he told me who he was....all the agents at the table gave him their card. I wasn't about to give him mine and have him remember me that way. We had a great conversation about his company and he asked me my opinion on a couple things. I felt bad for him cause he kept having people ask him for his card while we were talking. He was very polite and told them to wait till he was in the booth at the expo hall. Anywho.....Breakfast was great and the people who got awards were well deserving! I was impressed!

Expo hall was a zoo!! I walked around and talked to some companies but I waited to come back till it wasn't so crowded. I soon realized that there were a ton of people there to get their foot in the door with REO. Many, many people where cutting in line and pushing and it was not a scene I wanted to be in. I did however get to borrow a iphone charger from a man at REDC. They are an auction company and they had Eric Estrada there taking pictures. I charged my phone and came back down to the expo hall. Less crowded and now I could talk to the people I wanted to without having to worry about someone cutting me off. I was talking to a rep at FirstAM REO and one of my fellow active rain friends recognized who I was. Thanks! It made me smile and the FirstAM guy will probably remember me for that!I was signing up online again w/ FirstAM cause the guy said the software changed. I am with them but he said it couldn't hurt. As I was signing up I had 3 more vendors come talk to me. I even had a auction company want to hire me as a project manager. I am going to stick to REO though...I am kinda good at it. I then moved out of the hall to go find some more Internet friends. As I was waiting I started talking to this man w/ no badge and found out he is w/ another direct lender that I was hoping to talk to. I guess I was at the right place at the right time again!! I soon had to get some work done online and get ready for First Preston Round up.FP was # 3 on my to do list and I was totally impressed by this company. I am so lucky and excited to be a listing agent for them. They are innovative and down to earth. They have a contract in the works with a bank to dramatically change the way short sales are looked at and done. Again, I am so lucky, happy, excited and fortunate to be a part of their local ambassadors.There was a man there that asked 2 really good questions and turns out he is another friend of mine who likes to play in the rain! Jon is a great guy and really nice to be around. He and I got excited about First Preston together!!!Friday was the lender open house and again a crazy mad house! I was so not going in the rooms so I stayed outside and talked to lenders as the passed. I was pretty much over worked at this point and ready to go home. I did have to stay and go to the res.net cert class in the afternoon. I found Jon and his friend Mike and we sat thru the class together. They had a test at the end which was easy if you had used their system before. I was so tired and ready to get out of the hotel since I had been indoors for days i went out to the pool. Another Internet friend of mine from San Diego named Katrina and I chit chatted by the pool. My hubby was pretty tired of hearing about REO and I could tell he was more then ready to go home.I learned a some new things and I met some great contacts. I will defiantly go next year.....as a key note speaker!!! LOL!~Stacie
