Lately I have been contacted by a many REO agents who want to know how I can help them get connected to Asset Managers. The agent’s goal is to get more business.


First of all I let the agent know that I am an REO Transaction Coordinator. Even though I interact with many asset managers because of the nature of my work, I do not usually refer random agents to asset managers.


Asset managers are very busy and they prefer that agents follow the procedures to apply. That tells the asset manager that you follow directions. Also by putting in your application, your contact information will be in the system. When an opening comes up that fits your criteria, you will be contacted.


As an REO Transaction Coordinator, I do assist agents in applying for the hundreds of asset management companies. The more asset management companies you apply to, the more apt you are to receive business. It takes time and effort and continuous follow up to asset management companies to receive responses.


But there are several ways of networking successfully with asset managers. Networking is about building relationships. Asset managers are busy so they do not appreciate it when random agents continue to contact them for listings. But they do appreciate the networking opportunities. This is a good way to build a business relationship with an asset manager. A REO Transaction Coordinator can help you begin this type of networking.


And once you have a good foundation you can continue to build your own network of asset managers.

There have been several posts regarding the Five Star Conference and how worthwhile it may or may not have been for the attendees so I thought I would throw in a few of my thoughts and tips.My experience is that, like everything in life, what you get out of a conference is in direct proportion to what you put in.For me, the conference was a huge success. I was a panel member discussing advanced valuations. This put me in direct contact with some of most dynamic people one could ever hope to meet in our business. (Did I mention that most are potential clients?)I met with a new client and received our first listings from them before I left the conference. In the current environment of closed broker lists, that alone made the trip worthwhile. For me, it usually takes no more than three listings to pay for a conference trip. I have not attended a conference that did not pay for itself in less than 90 days.I do have some suggestions to make. Go with an agenda and a plan. Make it specific. Weather it is a client or an agent or broker whose brain you want to pick, target specific people and clients you want to get “face time” with and make appointments to meet with them at a specific time and place. “Stop by the booth and see me” does not cut it. An appointment, even if it is for five minutes in the hall to say hello does. Make sure you follow up with EVERY new client contact you make after you get home. Make sure you stay in touch with those agents and brokers you met and shared ideas with.Do you have other clients in the area? I usually arrange to see at least two of my other clients that are in the area. I start setting up appointments sometimes weeks or months in advance. Not all of our clients are at every conference and most likely the AMs and Pre-Marketers we talk to on a daily basis will not be there. Show them some love, too.Sure, it seems to be just common sense to combine a conference trip with client visits but I would guess that the vast majority of attendee’s flew into town, sat through some classes and lender open house sessions, went to a sponsored party and flew out of town. Hopefully, when they left it was with some new knowledge and education, but probably it was also with the sinking feeling that it could have been better.Remember: Don’t just show up hoping you will run into an opportunity, create the opportunity. Make a plan for a rewarding conference trip and then execute your plan. Make every trip worthwhile for YOU!

To Blog Or Not To Blog That is The Question

Well, here I sit, trying to justify my time on the computer instead of reading more recruiting material for gaining new agents. Then it hit me, Jesse is absolutely correct! Blogging is going to be the best way for anyone to get their words of wisdom out into the clouds so they can filter down to the masses!Trying to think of things to blog about and I have decided that blogging is a great item to blog about! I will give you my rendition of what a good blog should be.1 - Timely in material matter2 - Grammar and spelling are important3 - It's ok to talk about things that you are good ata - BPO'sb - Networkingc - How to market hard to sell propertiesd - What to say (and more important) what Not to say to your asset managere - Education and designationsf - wow, this list can go on4 - Keep the blog short or at least somewhat informative to maintain your audiences level of interest instead of putting them to sleep.5 - It's ok to use humor in your blogging6 - It is ok to make mistakes7 - It is ok to accept and give CONSTRUCTIVE criticism8 - It is ok to agree to disagree - all of us are never going to see eye to eye and that is why this business is so wonderful9 - You don't have to spend the entire night blogging on one thing or even a bunch of things. It's ok to write, copy and paste into your other sites that you blog on.10 - During your open houses come up with good topics to write about and use your down time to come up with new ideas11 - Ask your colleagues, clients, and even your family what topics might interest them - you'd be surprised, but keep them clean please!!12 - Don't feel pressured to write a blog just to keep a blog on a page for the day, it's ok to take a day off!Well, this is my blog for the day and even if you got just one idea from it or used it as a tool of what NOT to blog about, that's ok too. Why I Like comments!

No Brainer if you ask me. What is the point of writing a blog if no one comments? I guess there is something to be said for getting a bother off your chest....venting so to speak. However, I feel it rather nice to be more interactive. I like to make a post that others have an interest in reading. I more than like to hear what they thought about it. At some time in life, many of us were told we have no business complaining about things in life that we don't know about, don't participate in, or don't help to make better.I'm paraphrasing a few examples here ...Obama has said it - "I can't do it alone. I need your help."My former CEO said it "Bring me a problem, and bring me a solution."My former boss said "Great point - you are in charge of fixing it."My REO Masters Co-Founder Scott MacLaine said it "This is an organization where members don't join and expect success to happen, but have a hand in making a difference."I'm down with this philosophy (i.e. in agreement) because it just makes sense. It's practical. But I'll let you in on a secret - The other day I did happen to fall off my high horse and complain. It all started in court, where I'm spending way too much time lately.In my role as an REO Broker, I am frequently asked to appear in court as a witness for the bank at unlawful detainer hearings. A few weeks ago, the defendant actually showed up. This couple pleaded to the judge about saving their home, doing a loan modification, whatever it took, they were committed. The judge had to explain, as delicately as he could, that it was too late and that the bank filed to gain possession of their property. He granted the couple 2 weeks to vacate. Within the two weeks, the couple managed to get a relative to get qualified to buy the house. The bank agreed to go into escrow, knowing full well the relative was purchasing the home to enable the former defaulted borrowers to stay in the house. If escrow closes, the occupants essentially will have been awarded the mother of all loan modifications since the new purchase price and interest rate are well below what they were when the couple purchased the home at its peak. And the big bonus - the occupants have not paid their mortgage for about a year!Since the bank is the decision-maker, I happily facilitated all this. And then scratched my head and said ... What the ??? How do I get a deal like that???OK forget about me - what about all the other people in need? What about my client who suffered a rare disease resulting in a bone marrow transplant and a short sale because there was no loan modification that could help?I don't begrudge the couple fighting for their home. I don't know them. Maybe they are great people and this is Karma coming around to help. I may never know. But I am pretty certain that in this unprecedented real estate climate, the stories, the backgrounds, and the behavior behind those who have lost their homes are as diverse as one can imagine.Can we really blame government or banking institutions for helping those less deserving, or foregoing those in real need? Maybe not if:1) Policies are helping to solve the problem at large on a high level.or2) I'm not part of the solution.Enter the Foreclosure Angel Foundation. This is not my idea so if am insinuating that I am part of the solution, well, let me disclose that I'm merely outsourcing my contribution to the solution by supporting Marilyn Mock, founder of the Foreclosure Angel Foundation. This is an amazing lady who has started a foundation to help the neediest of those in foreclosure. You may have heard the expression "Think Globally, Act Locally." That's how Marilyn got started. She saw a problem and jumped right in. Never complained to anyone on behalf of the victim, never complained about the cruelty of the world, just took decisive action.I first saw her on Oprah (my wife made me watch it) and then when the founders of REO Masters announced the organization's support for Marilyn and the Foreclosure Angel Foundation, I was thrilled. The support will kick off with a fundraising event at the Five-Star Conference in Dallas later this month.Complaining feels good. But being part of the solution feels even better.

A=Action Your subject line must create action! Think about how you scan material you receive in your inbox or on your screen and how you decide what to spend your time reading. Your subject line must not only communicate your content but compel your potential reader to open.B=Body This is your content information. Keep it as simple and informative as possible. Your personal style will dictate. Some people are more education and teaching directed and others have a way of communicating with humor. Follow your personal style but keep in mind the short attention span we seem to all have when browsing the net. NFSTI Seminar

What an awesome seminar this was! Full of a ton of useful information presented in an informal, casual way that allowed all questions to be addressed on all topics.The highly experienced asset manager and top REO agent who were the presenters, were a wealth of knowledge and I felt it was very worth the time and money to attend.

5 Star convention

Hey I just got back from the 5 Star Convention and I must say that I wasn't really impressed. It was a madhouse with about 90% agents and the rest being servicers, AMs, etc. I did however make some good contacts, pressed the flesh, and gotten an idea or two that I will put into place. I wanted to get others thoughts on who attended and what their opinons on the whole thing was. Let me know!
