Great story in DS news about the panel that NAWRB National President Desiree Patno spoke on yesterday on running a top-rate REO office.

 

Some REO Brokerages Prosper Despite Decreased Inventory

Desiree Patno, founder of the National Association of Women REO Brokerages and founder of Desiree Patno Enterprises based in Irvine, California, said her staff takes 15 photos of each property each week and then once each month conducts a comprehensive walk-through taking about 200 photos.

Patno’s staff photographs plumbing, cabinets, utilities, etc., so that they can report and address any damages when they occur.

Patno also stressed the importance of being constantly available to clients. She makes sure someone is answering the phone in her office from 7:30 a.m. to 10 p.m.

There have been several posts regarding the Five Star Conference and how worthwhile it may or may not have been for the attendees so I thought I would throw in a few of my thoughts and tips.My experience is that, like everything in life, what you get out of a conference is in direct proportion to what you put in.For me, the conference was a huge success. I was a panel member discussing advanced valuations. This put me in direct contact with some of most dynamic people one could ever hope to meet in our business. (Did I mention that most are potential clients?)I met with a new client and received our first listings from them before I left the conference. In the current environment of closed broker lists, that alone made the trip worthwhile. For me, it usually takes no more than three listings to pay for a conference trip. I have not attended a conference that did not pay for itself in less than 90 days.I do have some suggestions to make. Go with an agenda and a plan. Make it specific. Weather it is a client or an agent or broker whose brain you want to pick, target specific people and clients you want to get “face time” with and make appointments to meet with them at a specific time and place. “Stop by the booth and see me” does not cut it. An appointment, even if it is for five minutes in the hall to say hello does. Make sure you follow up with EVERY new client contact you make after you get home. Make sure you stay in touch with those agents and brokers you met and shared ideas with.Do you have other clients in the area? I usually arrange to see at least two of my other clients that are in the area. I start setting up appointments sometimes weeks or months in advance. Not all of our clients are at every conference and most likely the AMs and Pre-Marketers we talk to on a daily basis will not be there. Show them some love, too.Sure, it seems to be just common sense to combine a conference trip with client visits but I would guess that the vast majority of attendee’s flew into town, sat through some classes and lender open house sessions, went to a sponsored party and flew out of town. Hopefully, when they left it was with some new knowledge and education, but probably it was also with the sinking feeling that it could have been better.Remember: Don’t just show up hoping you will run into an opportunity, create the opportunity. Make a plan for a rewarding conference trip and then execute your plan. Make every trip worthwhile for YOU!

REOMasters Making a Difference at the Five Star ExpoThe Five Star Default Servicing Conference and Expo officially kicks off September 20th, 2009 and runs through September 23rd. The event is being held at the Fort Worth Convention Center and Omni Hotel in Texas. Steve Forbes is the featured speaker at this huge event for the default servicing industry. The Five Star attendees have many opportunities to network with others in the industry and to sharpen their skills with the Five Star Academics and the Five Star Institute classes.

Many in the default servicing industry are preparing for the next wave or waves of foreclosures to hit the market. In many areas of the country like here in San Diego this will be a welcoming event. That’s right, welcoming. In many price ranges and in many areas of San Diego County California the inventory has had buyers looking at some pretty slim pickings. Many of the first time homebuyers trying to take advantage of the 8,000 first time home buyer tax credit are left in backup offer position to the cash offers. These first time home buyers also come in second place to offers with conventional loans with lots of buyer money in the deal. Some of the reasons for this are that the asset managers and banks like to accept the cash offers and large downs because they have less of a chance of falling out of escrow due to loans falling apart and appraisals not coming in at loan value. A symptom of the market.Foreclosure moratoriums are being lifted in some areas of the country. California for instance has the California Mortgage Foreclosure Prevention Act that was signed by the Governor on February 20, 2009. The California Foreclosure Prevention Act modifies the foreclosure process to provide additional time for borrowers to work out loan modifications while providing an exemption for mortgage loan servicers that have implemented a comprehensive loan modification program. Civil Code Section 2923.52 requires an additional 90 day period beyond the period already provided before a Notice of Sale can be given in order to allow all parties to pursue a loan modification to prevent foreclosure of loans meeting certain criteria identified in that section. A mortgage loan servicer who has implemented a comprehensive loan modification program may file an application for exemption from the provisions of Civil Code Section 2923.52. Approval of this application provides the mortgage loan servicer an exemption from the additional 90-day period before filing the Notice of Sale when foreclosing on real property as designated by this Section.This next wave of foreclosures as it’s called by many in the default servicing industry has been described by some in the know as a Tidal Wave or Tsunami. Many are wondering what effect it will have on the fragile real estate markets throughout the United States. I welcome the wave and the faster we get through this stagnant inventory the better off the whole real estate and economic environment will be. This elephant in the room, the massive foreclosures that are not being put on the market has to be dealt with. Let’s push through and push on and get through this and on to the next real estate market. I’ll take and sell as many assets as I can to help with the situation. A little update from Northern California

It's been some time since I've written a blog entry - so many REOs, so little time. OK, there have not been that many REOs, we are probably averaging only about one new listing a week these days. We are still anticipating this big flood of REOs in California that everyone still says is coming, although it keeps getting pushed back until later in the year. I just attended a meeting sponsored by RELS (a joint venture between Wells Fargo and FIrst American) where they did indeed confirm they are expecting to see a lot of inventory coming in the next few months.However, I'm not sitting still. I am hitting the road - to the Five Star Conference in Dallas coming up in September. I know, last year was kind of a debacle - way too many people crowded into far too small a place for starters. But I'm giving it another shot, and this year, we're having a booth at the conference, all in the hopes of finding some new clients. After all, if there is to be a huge deluge in the fall, I expect there will be some REO outsourcers looking for experienced, hard-working REO brokers in Northern California, right?If you will be at Five Star, please come and say hi. Five Star Conference

FIVE STAR EAST COAST EDUCATIONAL CONFERENCEI had the good fortune to attend the Five Star Conference in my own backyard, Miami, FL from May 27-30th.My only expectations going in were to learn some things from both the classes and from networking with collegues from across the country.The conference blew me away! The courses were taught by professionals in their fields including: Mary Abarca, VP of REO at PMH Financial, Loetta Arrington SVP at Field Asset Services (FAS), Maro McKay, VP and contract manager for multiple non-government REO clients (Asset Manager) at First Preston, the list goes on.There wer only about 400 agent attendees over the four days, so I had the opportunity to meet and share ideas and information with many incredible people. A few were just getting into the REO market, with the majority being seasoned REO agents in their areas.The energy level and exchange of ideas was electric and I could not wait to get there each morning and did not want to leave at the end of the day. I went home vibrating with excitement and teeming with new ideas.Prior to attending the Five Star REO event I had not planned on going to Five Star's Conference in Texas this September, now I cannot wait. I am sure the conference will be wonderful, but I am most excited to get there two days prior to take two more Five Star Courses and have that intimate exchange of ideas and information that is not always easy to get during the frenzy of a conference setting.The best thing I learned was that First Preston will soon be offering approved short sales and will need a lot more REO agents nationally (Embarrassingly I had not even applied prior!). Don't take my word for it.

Well, for some reason, maybe because of the invite I sent out to each of the REOPro members about the Five Star Educational Conference, I am getting a slew of questions like, “is it worth it?”, “will I see a return on my investment?” and “will I get a listing by going?” Let me ask a question of my own……..how would I know? You see, I can’t tell you if it’s “worth it”, why you ask? Because I don’t know you, I don’t know if you have any experience in default, I don’t know if you are committed to learning, I don’t know if you have any knowledge what so ever about REO so, how can I truly answer that question honestly and with personal integrity? Let me be very blunt, honest and tactful. If you asked me if it’s “worth it”, I suspect you don’t know anything about Five Star then and therefore, I speculate that rather than going to the “Events” tab, clicking the link to their site and learning what they are all about, you instead, just hit your reply button in email and said, “is it worth it?”, “will I see a return on my investment?” or “will I get a listing by going?” This makes me mad because, it’s almost as if you want to be spoon fed what I am already making so easily available to you in one spot, here on REOPro! For goodness sake people, before you ask, go look. Now, so I don’t come off rude, ugly, mean, vicious and arrogant, let me say, those of you who did go and visit their website first, before asking me questions, I was able to tell you did your homework. Thank you, Thank you, Thank you, very, very, very, very, much! I know you did your homework because you asked me questions like, “Is Five Star as influential as they claim”, “Did you get any good contact from Five Star”, “How much business can you accredit Five Star for?” etc……. My point here is, the nature of the question tells me the commitment and dedication you have to this industry. Even if you didn’t go look for yourself before you asked me, “was it worth it?”, “will I see a return on my investment” or “will I get a listing by going” I was always polite, maybe a bit miffed but, polite and advised you where to go to find information you needed so, don’t get rude, ugly, mean, vicious and arrogant in your replies about how obviously Five Star must not have anything to offer you because I “flipped” you over to go look at some website. Please understand, I am independent and, I don’t make any money from anyone in regards to this site. So, when I say you might not want to let an opportunity pass you by, then by all means, don’t take my word on it, go figure that out for yourself. I give you the tools to hear other peoples opinions so, write a blog or start a forum discussion and ask the 800 members here what they think. P.S. If you don't know who Five Star is or what they do.........but, you asked me, "is it worth it?"..........well, I tell you what, go find out who and what Five Star is first, then ask yourself if you think it's worth it. If then you don't know, then come ask me but, I am going to ask you, "Do you know who and what Five Star is?"

I am back from 5 star!!!

As many of you know I was at the five star default convention last week and now I am back with my family and animals! I had 4 things on my 5 star to do list and I am glad I got them done and then some!With that being said I am sure you want to hear about my 5 star default conference adventure!! I arrived late Tuesday night. I was elbowed in the head on my plane ride by the man seated behind me but I know something of that nature would happen. Without fail I am a target everywhere of some kind! (wink! wink!) We stayed at the Hilton Anatole. I was impressed by the size of the hotel my husband was not impressed by them not having a shuttle. that's a whole other blog that I am not going to get into.Wednesday in the Am I went down to get my new badge cause mine was wrong. Everyone there had a color coded badge and the people who were wearing red, black or green where being hunted down like deer during hunting season. It scared me a little cause I was stuck on an a full elevator everyone was blue except the guy net to me. He was black and the minute someone spotted him he was attacked. I got off asap and didn't even look back.I ran into some Internet friends by the main info area! Nesli is from San Diego. We have talked several times and exchanged REO info back and forth. I called her looking for her and she was behind me. She was looking for my dark hair and didn't recognize me. No worries I got that all week. She is a great person and I am glad to have met her! There were sooooo many people it was hard to find anyone. I guess it doesn't help that I need a new eye glass prescription and couldn't tell who anyone was till I got close.I did have 1 class that was on my to do list and that was the reo trans class. I needed it to get certified. I have used the system before so most of the information was not new. I did however get to chit chat with the CEO. Very nice man and he helped answer a couple questions that I had that were not answered during the class. If he ever needs to buy in the OC I have a great realtor for him!

Wednesday eve were 2 receptions. I went to the first one and ran into a large group of people I chat with on yahoo groups. They are in my inbox everyday and was glad to meet them. They kept me laughing, entertained, and safe.The second reception was very very crowded and I got lost from everyone I knew and was approached by many interesting parties and was about to leave when I again found my friends. I had a great time! I also got some work done at the show. CA was 2 hours ahead so I was still getting questions asked.

Thursday AM was the awards breakfast. My phone died and I forgot my charger. I had no way of calling anyone and about 4000 people were waiting to get into the breakfast. I have night blindness (it was dark in the breakfast room) and I already told you I need a new prescription so I sat down at the nearest empty table I could. It filled up pretty fast so I was not alone for long. I was chit chatting with everyone. The man next to me and I where talking about Denver and Orange County. He then told me he was the CEO of one of the Asset management companies that was on my to do list. Once he told me who he was....all the agents at the table gave him their card. I wasn't about to give him mine and have him remember me that way. We had a great conversation about his company and he asked me my opinion on a couple things. I felt bad for him cause he kept having people ask him for his card while we were talking. He was very polite and told them to wait till he was in the booth at the expo hall. Anywho.....Breakfast was great and the people who got awards were well deserving! I was impressed!

Expo hall was a zoo!! I walked around and talked to some companies but I waited to come back till it wasn't so crowded. I soon realized that there were a ton of people there to get their foot in the door with REO. Many, many people where cutting in line and pushing and it was not a scene I wanted to be in. I did however get to borrow a iphone charger from a man at REDC. They are an auction company and they had Eric Estrada there taking pictures. I charged my phone and came back down to the expo hall. Less crowded and now I could talk to the people I wanted to without having to worry about someone cutting me off. I was talking to a rep at FirstAM REO and one of my fellow active rain friends recognized who I was. Thanks! It made me smile and the FirstAM guy will probably remember me for that!I was signing up online again w/ FirstAM cause the guy said the software changed. I am with them but he said it couldn't hurt. As I was signing up I had 3 more vendors come talk to me. I even had a auction company want to hire me as a project manager. I am going to stick to REO though...I am kinda good at it. I then moved out of the hall to go find some more Internet friends. As I was waiting I started talking to this man w/ no badge and found out he is w/ another direct lender that I was hoping to talk to. I guess I was at the right place at the right time again!! I soon had to get some work done online and get ready for First Preston Round up.FP was # 3 on my to do list and I was totally impressed by this company. I am so lucky and excited to be a listing agent for them. They are innovative and down to earth. They have a contract in the works with a bank to dramatically change the way short sales are looked at and done. Again, I am so lucky, happy, excited and fortunate to be a part of their local ambassadors.There was a man there that asked 2 really good questions and turns out he is another friend of mine who likes to play in the rain! Jon is a great guy and really nice to be around. He and I got excited about First Preston together!!!Friday was the lender open house and again a crazy mad house! I was so not going in the rooms so I stayed outside and talked to lenders as the passed. I was pretty much over worked at this point and ready to go home. I did have to stay and go to the res.net cert class in the afternoon. I found Jon and his friend Mike and we sat thru the class together. They had a test at the end which was easy if you had used their system before. I was so tired and ready to get out of the hotel since I had been indoors for days i went out to the pool. Another Internet friend of mine from San Diego named Katrina and I chit chatted by the pool. My hubby was pretty tired of hearing about REO and I could tell he was more then ready to go home.I learned a some new things and I met some great contacts. I will defiantly go next year.....as a key note speaker!!! LOL!~Stacie
