Self Directed IRA Network??

Well, as many of you know, for the past couple months I have really been digging deep into the self directed IRA world and I have to admit, I am truly disappointed. Here I was expecting a world filled with information, people everywhere willing to share, professionals offering advice and services however, I ended up finding a world almost as closed off as REOs. After further investigation, I started to realize that it's not closed......it's just not open. In other words, no one has blown it up. Well, that got me thinking, why not REOPro, why not me?

Here is what is going to happen. Here in the next few weeks, likely right at the start of the new year, I am going to start a social network for self directed IRA investors and professionals. Like REOPro, it's going to offer people the opportunity to come together, freely share information, ideas, resources through blogs, forums, video sharing, picture sharing, on-line chat and, much more.

What we need now are advertisers. Unlike REOPro, I don't want to stay in constant debt with this new network, in fact I am thinking of having some portions of the site closed and only open to paying members however, I am curious as to just how many people may be interested in something like this. I am thinking of a really low annual fee, like $5.00 a year....really low but, keep in mind, I am not trying to get rich of my site, just trying to pay the site bills.

What we need now is some "pre" advertisers. We need to get some people on board who would be willing to pay to have their banner randomly rotating across the top of the site. I will only have 3 opportunities...that's it. Similarly to REOPro, the three banners will rotate randomly on a 30 second interval and no, we aren't fancy enough to see how many people click your ad and all those other tracking things but, if you put in a promo code in your ad, you can track it that way. No contracts, no required length....very simple, $200.00 a month, pay 3 months in advance, if you decide to leave, we will refund the prorated remaining balance to you in full.

Just returned from lovely Burbank CA for the Bridge asn conference:

WOW, we had such a great time. Big thank you to the staff at Bridge for hosting such a great event for the agents.

I felt this was very important event, so I asked if I could bring team member also, it is so hard to break away we always have to have back up for the business at home; I am glad we took advantage of both attending this event.

This conference was more like a learning and team building retreat. It was a lot of work to get there, and a lot stuff to learn about, but well worth the effort. And we had fun too, lots of socailizing and networking too.

I met so many people I had only before known 'online' so great to meet everyone in REAL LIFE! It was a bit overwhelming at times, even though we were a small group, I was struggling to remember all the names. I hope that we made many new friendships that will last a long time. And it was great to see a few familiar faces again too.

I did take some video of the Bridge event, depending on how it turns out I will try to post it here on REOPRO. If anyone out there has tips for video in our industry let me know, I am trying to learn the best ways to use video to increase sales and reach more customer, maximize returns etc. I also got a couple fun pictures at Bob Hope airport as we were on our way out of town, I will post those soon.

It is so great to see all of the positive posts on threads about Bridge in the past few days form everyone who attended. I hope this will be the first of a few events of this type. Possibly more invitation only events in future years with Bridge asn?? And, I honestly hope that other companies will look at this company as one to emulate a model for new ways to do things in our industry of default management and sales of REO and related investor / distress properties.

In Awe With Bridge ASN

I think this may be only the 2nd or 3rd time that I have been compelled to write a blog....But, I must say, that I was completely impressed with the conference that Bridge ASN put on.

The first and foremost impression was the humbleness of Mr. Bobby Funk. What is the saying? You have 3-10 seconds to make a GOOD first impression... Well, he definitely did that and after actually talking with Mr. Funk, my first impression of him was confirmed!!

How often do you meet the CEO of an asset company??? I never have....Awesome!! Then there is Ms. Angelique...She took time out to probably meet and speak with every participant attending the conference. All supporting staff and CFO, etc. were all accessible throughout the ENTIRE two-day conference.

I was exposed to sheer "top dogs" (no disrespect). Ms. Shelly Kaye, thank you for accepting my application into member with Women In Default Services. I will see you in Las Vegas. Okay, then the icing on the cake.....I was invited and welcomed to sit next to and have lunch with Marla Webb. Marla is was a GREAT pleasure to meet you. You are such a beautiful person, inside and out!!.

Finally, to all of the new associates that I met, exchanged business cards with and soon to meet. We are blessed to have taken this leap of faith and partner ourselves with an awesome company!!

Not just another REO Asset Management company, really?

Well, after talking with the Executive Management Team, interviewing on BlogTalkRadio and, now attending their conference, I can truly say I believe they are different.

Unlike all the pretenders who say that they aren’t just another AMC I can truly say that I know Bridge is different and in a really good way.

So what makes them different…….let’s start with the money back guarantee.

I have in writing a Money Back Guarantee that was signed in front of me by Alester Waddell CFO and notarized. Now, I am not going to go into detail about every single detail in this guarantee but, just let me say, Bridge really stepped up and is doing the right thing with it.

Secondly, their purchase power is a bit sexy…..if you know what I mean? Not that I wanted to be impressed of felt as if they were being boastful or pride full but, let’s just say, if size really mattered………….they would be masters of the universe and rock your world.

Thirdly, the technology, thank goodness someone has built a technology that appears to be fairly seamless and transparent. I have a bit more to learn here so, I won’t say more than, it looks good and if it can do all they say it can…….it will be incredible.

Fourthly, relationships! I am so glad I got to meet and have dinner with the owners and Executive Team…..that is so missing in this industry. Let me be clear, they didn’t just have dinner with me and excluded themselves from the rest of the pack. They mingled, sat at different tables, got to know the Realtors they are partnering with……………..why can’t the rest of our industry be like this?

Last but not least, passion and desire with an eye to the integrity of the whole process. I was able to set down with Bobby Funk for a spell and was really glad to find someone who felt, and sounded just like me. I was impressed and thrilled that it was as if we were reading from the same play script. It was so strange I had to step back, pray and ask the Almigty…………was this possible, did I happen across a company who thought like I did? I have to admit, my last night in Burbank, I got the chance to sit down with Marla Webb and it was confirmed that YES, I did find a company who thought like I did about this industry. Marla, you are the bomb!

All in all, it was all good….better yet, incredible. I can’t wait to start making money and hopefully, I can get down to working with just one asset company……Bridge! I know for many of you that may sound like a pipe dream but, with the way this company works, let’s just say……..Bridge is my triple platinum gold credit card and I plan on using it!

Many of you may have seen a new advertisement on REOPro for Bridge Asset Servicing Network and their claim to GUARANTEE LISTINGS. Obviously, this intrigued me and I wanted to learn more about this company and see just exactly what they were all about.

After some initial contacts, I was able to send over a list of questions I had for them and I am pleased to say, they responded. Below you can read those questions and determine for yourself if you want to do business with them.

I have to disclose to you that I was so impressed with their responses and with my conversations over the phone with their leadership, Steve McCormick and Angelique Norton that I completed the application and joined.

Question # 1: What is Bridge Asset Servicing Network?

Answer #1: Bridge is a single source asset servicing company….

Question # 2: What exactly do you mean you can guarantee listings?

Answer #2: ….We want to be different. With our guarantee, we are trying to put the agents at ease and affirm that we will follow through and will provide product. If your combined commission does not cover your first year annual membership cost, then 50% of those fees will be reimbursed to you. That of course does not apply to an agent that declines properties assigned to them.

Question # 3: Do I have to sign up for Equator or RES.NET?

Answer # 3: No, Bridge has its own system and that is why we require all agents that wish to work with us to attend our seminar to receive training.

Question # 4: Do you offer Training?

Answer # 4: Yes, we require that all agents come to our seminar and participate in future training….

Question # 5: I see you have a conference coming up, how much is it to go?

Answer # 5: The conference is $495.00 if paid by May 15th. After which, the cost will be $695.00 and $795.00 at the door.

Question # 6: Why would someone want to attend your conference?

Answer # 6: The conference like all education events is a key opportunity to stay current with best practices and to network with your fellow professionals. The key reason to come is if you don’t, you ca not join the network and receive any listings as you will be unfamiliar with our forms, computer system and expectations. …we want everyone to be successful and fully understand where we all stand.

Question # 7: Do I have to sign up for Equator or RES.NET?

Question #8: Do I need any special certification or designation?

Answer #8: No, we don’t currently require any special designation but we do look favorably on those who have made the investment in themselves and their career to get default service certified. We will ask our members to stay current with industry standards and move toward certification in their area of expertise.

Question #9: What is the specific type of agent you are looking for?

Answer #9: We are looking for agents that like us and want to do things the right way. We want people who are dedicated and show integrity in the way they do their business, individuals that want to give back to our industry and their communities. This business is not just about making money but about improving the areas in which we work and profit. We desire to remove the blight that an REO can cause on a community and replace it with a home that is at or above the community standard filled with families that will function in that community.

Question # 10: Do I need my own money to float my listings and pay for property preservation?

Answer #10: No, we believe that this is an unfair burden to place on the real estate professional and as such, we work with contractors that can carry the rehab costs and Bridge Asset Servicing reimburses utilities etc…. on a monthly basis.

Question # 11: What is the referral fee?

Answer # 11: There are no referral fees, we believe that you earn those commissions and that it is yours alone.

I just finished the prep for this week's REO Master's Network Teleconference. I have to say that it's hard to out-perform someone like Richard Hartel who has over 2 decades of asset management experience, but I think we are going to come close this week.I was listening to all of the REOPRO, Twitter, and ActiveRain users and members over the last couple of weeks when we started receiving feedback from the first call that I was on. For the past 3 years my life has consisted of one thing - researching REO. Every aspect of REO that is. When you have thousands of members and clients that depend on your company for results it can be a daunting thing. Especially when the government makes over 20 changes to the TARP program within 9 months!The past 3 weeks have been dedicated to the development of our new levels of training (2 and 3) which are going to be geared towards the REO Masters Network directors. The way that this network is being designed resembles an undergraduate and graduate program. With the REOM being the "graduate" program I had to step it up a little bit with content. So, with that end in mind I began with a "State of the Market" initial presentation, ended with a "Future Projections" summary and then sandwiched some cutting-edge REO stuff in between. I should have given myself 3 MONTHS!I can say that I've learned a lot, which is always a great thing. I was kind of waiting-out the whole government involvement of real estate until the dust settled so as not to fry any of my mental circuitry. I watched from September 08 through March of 09 as colleagues were trying to decipher the realities of the real estate market, TARP, the Financial Stability Plan, "Making Home Affordable", HOPE NOW, and the mergers of banks left and right. In my little universe I was telling myself the whole time, "just keep track of everything, but don't try to figure it out yet". Whew! Glad I made that decision and stuck with it.Fellow professionals I'm here to say that this market is absolutely, undoubtedly one of the craziest markets in American history. After reading a message Regina posted about nfsti's training and education I quickly went to their website www.nfsti.com to check it out. I wondered how they were any different than the other companies and how they're website compared to others. I'd browsed through it when I noticed their instructors and coaches are actual AM's and people in the industry who are experienced and up to date on the times. I was impressed to see the amount of advise and resources they offer. It's nice to see they're not like a lot of these other companies that are obviously a get rich quick scheme. I became a member over a month ago and love it. They offer REO courses you really should check out.Last week there was a conference call talking about they're 3 different levels of marketing and how nfsti and REOMasters Network are teaming up to provide some positive and productive marketing resources, tools and support for both AM's and REO Agents (both seasoned and new). I heard Jesse ask some great questions about their marketing plan along with a bunch of other agents looking for advice on how to get in with AM's - the good and bad, which helped to answer alot of questions I've had as an agent breaking into the REO industry. Their marketing strategy makes sense for both sides of the industry, REO Agents as well as AM's which is awesome. My opinion - it encourages us all to work together more as a team instead of people maintaining the gimme gimme attitudes. I'm hoping to be able to sign up for the Executive level and go through the REO 2-day courses. It is costly for someone like me who is breaking into the REO's but it's definetly worth it and will pay off throughout my business. As soon as I can invest in it I will. I'm looking forward to working my business as it grows while teaming up with great companies like REOPRO, nfsti and REOMasters.Check it out and let me know what you all think!

REOPro – How Can We All Benefit?

REOPRO is a new site that is focused on REO Agent education. At the time of this writing, there are about 150 members. From a very rough review of the site, my guess is about half of us have little or no REO experience and want to break into the niche du jour while the other half has been doing this long enough to think they know what they are doing. I like to think I fall into the later category.As with any new site, our success depends on one another. I hope that we do not fall into two different camps – those in the know and those wanting to know. We are all here, I assume, to grow and better perfect our trade.MY METHOD - BLOGA method that I have been very successful with in my own personal growth is to teach. When I teach, I am forced to research and know the answers before I share them. Now, I don’t teach in a traditional classroom or even with traditional students. Rather I write.That’s right, I will find a topic of interest to me – typically one that I know enough about to be dangerous – but not an expert. What usually prompts me is I question something that I think I know, but am not sure of. So, I research and I document my research. Other times, I write about my experiences as I go through a certain aspect of my business / life.If you are a seasoned REO Agent, then you have something to share. I know you are busy, but this is an effort that will come back and reward you many times over – if you do it right.If you were to Google my name, you’d find that I have over 400 articles published – most on my primary blog – HemetRealEstateBlog.Com. I do have 4 or 5 other blogs that I write to on occasion, plus I am a guest author on another handful of blogs. When you Google me, make sure you check out Video as a search option and you’ll find that I have nearly 200 videos published as well – all of them from the very early days of video on the internet – March to June 2006. I quit, because I was not satisfied with my editing capabilities and I thought I looked goofy. However, there is not a month that goes by when I still don’t receive a phone call or email asking a specific question about the content of one of my videos.I share this because a public forum like REOPro can give you instant credibility and it helps everyone else who participates.MAKE THE MOST OF REOPRONow, this is a site that is dedicated to REO real estate and not all aspects of real estate. So, I for one truly hope that we will not see a bunch of articles that are off topic – you know what I mean…no one cares bout new home sales, FSBO’s, or any other real estate topic that cannot be tied to REO’s.OK, so if you are new, what can you write about? Well that’s easy…document your journey. Write a diary of what you go through to build your business. When you see something that someone in your market is doing good, let us know…then again if you see something that someone in your agent is doing that gives REO’s a bad name, let us know that too.Being new to the niche will mean you have the most questions. Instead of asking the same questions over and over again in different blogs, why not turn your question into your won blog post and solicit help from readers. I would suggest a format where you ask the question and give your best idea of what the answer is – and ask for clarification and further input.GOOGLE AND SEOBy generating your own blog, you are now generating your own credibility – both here in the REOPro community as well as in your own market. The good news, the more article that are written the more Google and the other search engines will respect this site and give us higher search engines in our own market. I’ll add some article here about blogging and the search engines – but believe me when I say, the more the merrier for everyone.The second step you can take to make REOPro a more productive networking platform is to add comments to others blogs. If you read something that makes sense to you – or maybe it doesn’t….leave a comment for the author. As a blog writer I can tell you that comments on my blog validate me which encourage me to write more. Maybe you missed Stacie Cunninghams blog article about me - well, I've got to tell you it motivated me to start contributing here.Way to network Stacie!Another task you can take on yourself is to invite others to REOPro - remember, the Team spirit - Together Everyone Achieves More!Finally, the way I see it, REOPro is so new that we are on the ground floor.
