  • Hi Sam, I started over two years ago knocking the doors of homes that were likely to be upside down in the near future. Most had loans (1st and 2nd) that have adjusted or will in the near future. My goal was to let these homeowners know they do not have to pay an up front fee to anyone to find if they qualify. That was before I came across Titanium Solutions. In my service area we did not have that many properties defaulting so most of the assignments I would travel at least 30 minute drive which in the city of Los Angeles could be some distance.
    What I was referring to in my message was what kind of numbers in your area you are getting. Most of the assignments I get from Titanium Solutions the owners seem to be never home no matter what time I go there. Sometime I even go more then required and still can not make a contact. I keep them all on my follow up list and none of them have listed their homes.
    I wonder if because of the moratorium which is about expired they have yet to get a NOD.
    If Titanium Solution is rating us on listings taken my number must be way off. I was just wondering if that was normal not to get a listing appointments.

    I have been with Titanium Solutions which I think is a great company with a great mission. I was wondering because after doing about 27 assignments over the past year I have yet to get one listing. Even following up still none have gone forward to sell their homes.     I feel we are all contributing to a good cause.
    I learned many of the home owners should have never got into the mess they are in. For example, a family of 12 with dad on a gardener or construction worker's income ....
    Did they know they signed up for a half a millions dollars mortgage and 1% interest was just a chaser rate?
    Who is to blame? Realtor? Mortgage broker? Lender?

  • When I go out on an assignment it is always with the intent of doing what is neccessary for the server. Often I find that the server wants more from the homeowner then what was expected. I am a real estate agent. It is hard once the door is open not to help the homeowner finish what needs to be done. I do tell them I am just assisting them in the process but there is no guarantee the modification will be done. Satisfaction Is a big factor referrals also are plentiful. These people may indeed be a future customer. We all need a helping hand now and again.

    I currently have about 15 REO properties in various stages of eviction, on the market or under contract. I have closed 5 properties, some of them were both sides....it all started with one....
