  • I am very cautious taking a short sale involving 2 loans, Nothing wrong with TS taking a cut of your commission. Lately even with only 1 loan, and a bankruptcy I am clearly going around and around. I just mine as leads to those think they are more patient and hope to get a referral fee.

    You need to decide how much it is worth to you. I am talking about 1+ mil where it is hard enough to get seller to give up their home. Their loan mod was denied. I rather want someone else to do it even for the price of home.

  • Hi Sra- I know that dispo uses Evestmac, Sterling Bank, and I've hear Summit val. I love dispo and I get lots of BPO's in my area and have had Listings too. The fee is worth for me.
  • I have a SS listing. The sellers filed BK, and was discharged soon after, including home. The file went from SS Dept, to BK Dept, then back to SS Dept. Throughout this process I was told so many different things and transferred back and forth betweet SS + BK dept's with no straight answer. Eventually SS Dept got back the file, sent me approval ltr, and we will close in the next 10 days. The sellers still own the property because it is not foreclosed upon, however, the Lender cannot go after the debt. Since the seller's still "own" the property, they must sign the usual closing docs. It was a long wait but worth it.

  • Hi SraM, sure please contact me anytime. Short sales are where it's at now and most agents here don't know what they are doing. I do about 80 - 100 BPOs per month and I see the tragedy first hand.
