This call will also target owners and renters that are occupying homes at risk of foreclosure. Many real estate companies are hosting workshops for distressed homeowners to get much-needed foreclosure prevention information, however attendance to those events is usually low. “I’m not surprised attendance is low because this is a sensitive topic and can be embarrassing for many” said Burgess. "The majority of home owners struggling to keep their homes would rather not attend an open forum to discuss foreclosure. Telephone conferences are a discrete alternative."

Owners and renters can get valuable, free information about programs and options to assist them by joining these conference calls. This information must get out if we are going to bring about stability to our economy and restore property values in neighborhoods.

The first conference will begin on Wednesday, May 25th, 2011 at 7:00pm -7:30 pm.

Blast BPOs - Dumb and Dumber

Earlier this year I had a scare when my 3yr old daughter started sneezing and later coughing up blood. I did my best to keep my cool, but I inside I was freaked out. What I needed as I drove to Kaiser was an accurate diagnosis of what was wrong so we could make the best decisions possible.

Later this got me thinking about blast BPO companies (don’t ask me why). These blast BPO companies are paid by their client to compile the most accurate information possible, but instead send the order to the first person that raises their hand. What if instead of going to a qualified pediatrician for my daughter, I sent out a blast message to anyone who had taken a science class? What if I didn’t choose the person with the most experience, or the person that had performed well in this area in the past, but rather I chose the first person to respond??

That would be STUPID!! I’d probably end up with some college dropout who took a semester of biology instead of a trained physician. Isn’t it just as STUPID though when we’re talking about a family’s home? This BPO can decide whether that family gets a needed loan mod or gets rejected; whether they successfully short sale their home or go to foreclosure? Whether the underling investor loses 150k or 225k?

Just a thought, who do you think is more likely to be sitting in front of their computer all day fondling the refresh button hoping to capture an order? The successful broker who has sold tons in the area, or rather the lame-brain agent who last sold a home when Reagan was in office?

For many Asset Managers, agents calling with their problems rather than with their resolutions are some of the biggest headaches they get. Now, granted, someone might argue that the problem can only be rectified by the AM and in those few and far between issues, ok…I get it however, it’s important to note than many agents just don’t take it upon themselves to solve problems. Ok, I am not going to take the typical approach to this issue that you are accustomed to reading or hearing about. I am not going to tell you about how the AM is paid on a graduated performance scale and the more time he can spending closing deals, the more he gets paid and the happier we all are. My approach to this is a little different. It’s how your silly call about what you need to do with all the personal property left in the home caused my very important call from my Title Agent to go missed by the AM and now we have a buyer wanting to walk from the deal at closing! If you are one of those agents eating my AMs time because you don’t know what to do, how to do it, when to do it, go and get you some training. I don’t want to come off harsh or insensitive but, my AM doesn’t have time to teach you, he needs to close deals and the more deals he closes, the more successful I am so please don’t waster his time, it’s my money you are playing with! Get proactive, call with a resolution, leave it on voicemail and tell the AM to only respond if necessary. Take ownership, satisfy all parties, save as much money as you can but most importantly, don’t waste my AMs time, it will come back to benefit you….and me!
