  • I get emails from the company all the time. I just ignore them and now they get dumped into the spam folder. They are just another scam company. I don't remember who they were before, but they were one of the companies who repackaged and renamed themselves and always made promises of listings. After they conned you out of $350 you never hear from them again. 

    • Willy, you are SORELY wrong in your assertions regarding GIANT. In fact, GIANT  has NEVER re-branded, renamed or otherwise repositioned themselves. I am very familiar with the companies that you are referencing and I assure you that GIANT is no relation in any shape or form. You are making a serious mistake in your recollection and should exercise more diligence prior to saying potentially harmful things about an organization. I know you probably have no ill intent but some research might just add some value to your response for others.

      I can tell you all of this very factually, as I was approached by this firm approximately 1.5 yrs. ago and asked to endorse their offering. Having trained more than 16,000 default agents and brokers myself, I am approached often with these offers. Therefore, I am EXTREMELY hesitant and cautious. My own products and courses came about not from a desire to coach, but rather as a means to sort of counter a few different offerings being made to agents that seemed to focus on "busy work" rather than actual productive marketing, networking and process creation that actually land clients and listings. I started a small blog that sort of grew "underground" by word of mouth and spread like wildfire. It has been a fun ride so far and the cool thing is that I get to receive my own fulfillment through helping others. I know I'm rattling on but I am telling you this so that you understand how protective I am of my inner circle of clients and of my name and reputation for giving value and having integrity. I truly believe that too many people focus on money instead of value and they fall far out of integrity along the way. All of that being said, out of all the requests that I have received, I have accepted offers to endorse a total of exactly 2 products/people total along the way. I spend an exorbitant amount of time dissecting the products and actually going through them myself as if I were a client/customer. I did this with GIANT. I was blown away at how transparent the entire offering was and I made them an offer-something I have never done before. I asked them to make me a part of the company in return for my endorsement. And being the guy that I am I made that happen. I made immediate changes, some that you are seeing being offered right now, including the addition of almost 4 Million underwater homeowner leads. I wanted to make sure that these were seriously underwater homeowners, so I set a minimum qualifying value of 35% underwater so that agents and brokers would get a crack at the most highly likely to be motivated sellers. Guess what? These are many of the same sellers that fill out those online forms for "motivated seller lead" companies and then they are resold to you for hundreds of dollars. Not with GIANT. They give you as many as there are in your area with no extra cost. Pretty darn good value.

      So, here is EXACTLY how GIANT works. First of all, they walk you through a training "class" (video) or a training webinar to show you exactly how you can use their system. After the class or webinar you are able to select up to 10 counties in your marketplace that you wish to service. Unlike banks and asset management companies, you are not limited to a certain distance from your office. YOU choose the areas that know that you can properly service. Once you register, you will have access to 90 days worth of motivated seller leads (90 days backward form your date of registration). Bear in mind, that these are sellers who have been served some sort of public default notice. You can get these records yourself manually but that is the beauty of GIANT. They receive these each day as they are filed and they sift and sort them for you and they just appear in your dashboard every day. You don't have to lift a finger. It is like having a hard working automated assistant searching for leads for you around the clock and never failing to locate them. You have prospects to work all the time. And you BEAT other agents to them because you don;t have to go through a long process to locate and organize them. I always remember the saying "the view is only good if you are the lead dog." So again, AT FIRST you get 90 days worth, from then on you get leads as they are located in your registered areas. It could be 10 one day and zero the next. It all depends on filings. The reason you are given 90 days at first is so that you can have a TON of stuff to start working and to potentially get business from right out of the gate. Now, GIANT will plainly tell you that a certain percentage (could be tiny or could be large) will not be worth working because they may be too close to a foreclosure date or any number of things...they are 1-90 days old. However, they are EASILY sorted in an Excel spreadsheet (all leads are 1-click downloadable together) so you can see the cream at the top and begin working them. Every day forward they are REALLY good. They have JUST received a notice and they NEED to move. So, you have a nice list of needy prospects right there in front of you. It's sort of up to you to make it work or not. I know in my career, formerly as one of the top RE/MAX agents in the world and a top national foreclosure broker, that I always had MANY lead sources and I worked them ALL. I never liked "fluff". I always said "get someone to raise their hand and I will do the rest". That is ALL that GIANT is. They are giving you tons of people with hands raised. Some HAVE to sell and CAN, some want to sell and can't, some don't want to sell but they have to. You are an agent and you put on your selling shoes and make it work. This is PRECISELY what I liked about GIANT that made me want to be a part of it-the TRANSPARENCY. Even better, they run ZERO "filters" on the leads. Some companies may only give you a certain type of lead. They may omit important information that you need to make decisions on who to work and who not to work. GIANT gives you the raw unfiltered data. You see everything that they see. They pass it through and you use whatever information that you want. There is just no fluff and no BS with GIANT. What you see is what you get.

      So, you get the motivated owner info, and now the underwater owner info. and GIANT gives you templated marketing letters that have been tested and proven to work in many successful transactions. You just plug in your name and contact info., send out the letters and you do whatever type of follow-up  beyond that that you wish. It is a true business in a box. I cannot think of any way that an agent who is brand new or an agent who is short on listings could have an easier time working leads or how a seasoned pro could add another branch to his arsenal. In addition, they provide just about the best darn short sale course available. I have seen the ones that I thought were the best and after going through the GIANT course myself, I cannot tell you how I think this is the true master's degree in short sales. Along with the course, you get the "MDI" designation. It stands for Master Default Intermediary. It does not pigeon hole you as only a short sale person. Now GIANT will tell you just as I will that designations aren't what make you money in this business and very few people could ever rely on those designations to make a living. Most often they are purely made up and for the benefit of the agent feeling good about having 3-4 letters to add below their name on their card. You may be told all day that it is critical for banks to recognize you as having a certain designation but you quickly find out that waiting on those banks to give you listings is costly. GIANT simply gives you the MDI so that you can position yourself as an expert in the eyes of the SELLERS and you can BEAT the bank agents-in-waiting (I call those "lazy stared agents" or "LSAs") to the listings. Once you have the listing you ARE the agent. Incidentally, these aren't all short sale sellers. They are definitely a percentage and with the included course I believe that you will be pretty darn competent to handle just about ANY of them. And if you don't think short sales are important then you need to read up on HR 5771 that was passed in late December 2014 to retroactively extend certain tax exemptions including the mortgage debt forgiveness included in the Mortgage Debt Forgiveness Act of 2007 that was extended every year through 2013. It FUELED mass short sales. No one can guarantee what Congress will do but it is a hot topic that they will look at similar legislation for 2015..and then you better look out. Foreclosures and short sales will come.

      So here is how it all works in short form:

      1. You take a class (20 mins)

      2. You choose counties to work

      3. You get leads and marketing materials plus a default course, certification and best practices instruction

      4. You work the leads for 30 days at NO COST and hopefully get a lot of business (Traditional listings that are priced right and anxious to sell and a percentage of short sales too..not counting all the buyers you get from every listing.)

      5. You decide if it works for you during the first 30 days, at which time you either CANCEL and never pay a dime or you keep all of your territories and continue getting the daily leads for $100 per month with no contract either. Any time you wish to give up you territories you shoot over an email and you are out. there is always an agent (or handful of them) who want to work those territories without you :-)

      It is a fully transparent sure win situation for GIANT real estate partners. You like it or you bow out. Now, I have rambled on and written about the longest response ever to a question. I have given you my full opinion of GIANT both before I asked to be a part of the company and afterward.  I would never in a million years insult your intelligence and tell you that you were going to make a million dollars or even any money at all. I don't know you and that would not be fair. And I would be one serious bottom-dweller if I made silly claims. Heck, many people lose money on all sort of products like this out there and you should give it all the consideration that you need and make your own decision here about GIANT and what it might do for you. Only you know the potential risks and benefits, but I do have a really good feeling that if you work l these homeowner records that you just might make some extra money.

        Finally, do you have a few agent testimonials you can share that have indeed been successful with your program? I'm sure that would seal the deal with some of us interested ....

        • Hey Jeannie, the guy who founded the company developed the web site before my arrival. I will ask him about references to where the company has been featured. I am thinking it is likely the elements of the program rather than the company itself as he was the co-creator of one of the largest short sale initiatives right in the middle of the crash. His stuff was EVERYWHERE. Frankly, that's how I was familiar with them when he approached me about this new offering.

          The whole launch is so new since I came on board. The roll out has been purposefully paced very moderately to allow the different elements to be introduced without it becoming a business that couldn't back up the offering with solid customer service for thousands of agents. We have been more involved in growth and value adds for the last 12+ months than we have been in harvesting testimonials. Nevertheless, let me see if we can get a few for you. Alternatively, I may just ask an agent or two to post a review. :-)  btw...I am not trying to "sell" this here. I just thought I should post a rebuttal to any misunderstandings as to who GIANT is as a company.

          Yes, the whole 30-day free run is pretty unique. I really like the attitude behind the whole thing.  They always seem to stay out of the "greed" game. It either works or it doesn't. Either way you shake hands and be friends. I think what makes it so unique as well is that they (we) are very real about expectations. You know how any sales related industry is. There are producers and there are people who don't ever sell much no matter what you put in front of them. So the culture is basically to provide some tools and know that results are going to vary. Some people will love the program and some will not find it a fit. So why not just let everyone try it out and decide before investing a bunch of money.? Seems fair and also a good way to have happy customers and clients regardless of whether they choose to stay or not. GIANT will not be one-dimensional so we want everyone to like us in hopes that they will give our other offerings a shot when we release them and also we hope that they stay to see the continued value that will be added to GIANT's current platform. I truly LOVE to help people and I'll only allow "no bs" stuff to be offered by any company that I own or partner with. I learned a long time ago the this simple equation basically trumps all other thinking: Giving>Receiving.

          In fact, let's do this. Message me directly and I'll just give you free access for as long as you like and you can see for yourself. I will just ask that you give me some honest feedback after you've given it a whirl.
