The Wisconsin housing statistics are in for the month of March, 2015. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say:

The Wisconsin housing market grew substantially in March, with both home sales and median prices increasing at a robust pace over the past year, according to the most recent analysis of the statewide housing market by the Wisconsin REALTORS® Association (WRA). Home sales increased 16.1 percent in March 2015 over March 2014, and median prices rose 8.8 percent to $149,000 over that same period. For the first quarter of 2015, existing home sales were 6.7 percent ahead of the first three months of 2014, with median prices in the first quarter up 7.6 percent compared to the first quarter last year.

The market is definitely heating up, and it couldn’t come at a better time as we move into the prime homebuying season,” said Dan Kruse, chairman of WRA board of directors. In a typical year, about 27.1 percent of homes sell in the spring months between March and May. “The economic fundamentals of the housing market have been good for the last several months, and we were expecting solid growth this spring, but double-digit sales growth is impressive,” said Kruse.

Home sales dropped for the third straight month in Wisconsin as the frigid temperatures and hefty snowfall continued into March, according to the latest analysis of housing market activity released by the Wisconsin REALTORS® Association (WRA). Compared to March 2013, home sales declined 11.3 percent in March 2014, which contributed to a weak first quarter. First-quarter sales fell 8.5 percent compared to the first quarter of 2013. However, the median price of existing homes rose a modest 1.9 percent to $136,500 over the period between March 2013 and March 2014. Median prices were up 4.2 percent for the first quarter relative to the same quarter last year.

Even with spring officially arriving in the middle of March, the spring selling season has been slow to gather steam,” said Steve Lane, chairman of the WRA board of directors. “We are hopeful that the spring thaw will jump-start the selling season that traditionally gains momentum in the second quarter,” Lane said. Still, Lane noted that the first quarter sales remain above their levels of two years ago — a year that had a relatively mild winter by comparison.

Dane County's prices increased around 4% in March, year over year, while Rock County's median home price stayed nearly the same. Rock County did show an increase in home sales though, in contrast with the rest of the state.

Counties of WI

The Wisconsin housing statistics are in for March of 2013. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say:
March marked the 20th straight month of double-digit growth in sales of existing homes in Wisconsin, with sales up 11.7 percent compared to March 2012. Median home prices also grew to $122,000 in March, which represents a solid 6.1 percent rate of growth compared to March last year.
This is the highest sales volume we’ve seen in March since 2007, before the Great Recession began,”  said Renny Diedrich, chairman of the WRA board of directors. Noting that sales moderated somewhat from the double-digit growth rates of the past year and a half. “It’s inevitable that the torrid pace of sales will moderate since the base we’re comparing to is a much improved market. Our markets remain strong and growing.
“Very low mortgage rates have certainly stimulated sales activity, and this combined with a decline in new listings has brought our unsold inventory levels down to just nine months of supply,” said WRA President and CEO, Michael Theo.  Inventory levels are down from 12.1 months a year ago, and from approximately 18 months of unsold homes in July 2011.

The Wisconsin housing statistics are now in for March of 2012. Here is an excerpt from what the Wisconsin Realtors Association (WRA) had to say:

We certainly had a mild winter, and that may account for some of the strength in home sales last month, but it’s important to note that we’ve seen very strong growth in home sales over the last nine months,” said Rob Keefe, Chairman of the WRA board of directors.

These are the strongest signals we have seen in some time going into the spring selling season,” said Keefe, who noted that the combination of low rates and modest improvements in the job market should support continued growth in sales.

The WRA says an improving state jobs market is helping home sales. Since December, the state has added nearly 18,000 nonfarm private jobs even as government employment fell by 3,400 based on seasonally adjusted estimates.

Foreclosure starts are continuing to rise to record highs but total delinquencies fell in March to 7.88%, a month-over-month decrease of 5.8%, according to the April 2009 LPS Mortgage Monitor from Lender Processing Services, Inc., Jacksonville, Fla. The seasonal February to March decline in delinquencies in the five years from 2002 to 2007 averaged 14%, and the number of newly delinquent loans saw a greater decline in March compared to 2008. March's foreclosure rate was 2.52%, reflecting a month-over-month increase of 12.8% and a year-over-year increase of 87.8%. The percentage of loans improving in status continued to increase in March, while loans deteriorating in status declined. The report said foreclosure starts in March hit new all-time highs across every major product category. The largest 12-month increase was seen in jumbo loans at 221%, non-agency conforming loans at 158%, and agency prime loans at 144%. Foreclosure starts on portfolio loans spiked significantly during the month, the company said. GMNA was the only investor category to remain stable for the month. LPS said foreclosure sales dropped significantly in March, due in large part to the reinstatement of the FHFA moratorium in February and continuing through the end of March. The report said refinance activity remains high, with a slight increase in available liquidity to borrowers who are 30-days delinquent.
