I'm happy to sign up as your friend. It looks like by the credentials you have, I could use your input. After 32 years in the business, I'm looking for help in deciding who to sign up with. My finances have taken a downturn since 2008 and I have been doing BPOs for 7 years and recently dumped IAS as one of my providers and one that gave me a few listings like crumbs thrown to a starving bird over these 7 years. The would not pay in a timely manner and I got tired of being promised and having to beg for the fees on completed work.
Now I'm bombarded with requests to join all sort of places: REO Industry Directory that promises 1 listing in the first 6 months or the second six months are free, The Force at $1100 per year and more. My son told me he'd pay for a service such as these, but without feeling confident that I want him to just throw his money away, I haven't joined any.
I filled out several months ago HUD application and have had an NAID number for some time. Have not heard anything from them. On Equator I joined the free level, not knowing if it could provide any good listings and heard about Res.net, but no feedback on it either. No one seems to want to commit themselves here locally if they're good or bad.
I have been in the Springfield, MO Board and MLS, as well as the MAR and NAR since 1981 and I am a broker with my own small company. This opportunity on REO Pro sounds good, but I could sure use something soon. I had a friend (not sure of that now), get me to list her house and I took 2%, the selling agent 3%. It sold in 2 weeks. Then we found her a home to buy and for really screwy reasons, she backed out one week before closing. That was a $3,000 commission to me. She's decided to move back to NY, so fine. Another disappointment was a neighbor who said he'd list his property with me and give me first shot when he would be selling it. Seeing activity in that direction and another neighbor telling me he was getting ready, I left two messages on his cell phone. The house sits directly across the gravel lane from my home and office and I've lived there 32 years and know everything about the schools, neighbors, etc. He doesn't live there anymore. Long story short (not sure if I can ever make a short story, lol), he never answered my messages. Next thing I know I came home and there was a sign from another agent. He never had the courtesy to tell my why and we had no problems. He listed it for $192,900 and it sold in 2 days. That was a hard one to swallow.
So I'm interested in procuring some good bank listings while still doing BPOs for several other companies. If you can offer any advice or names of good, reputable companies such as Equator, Res.net or how to get HUD listings, I'd be very appreciative of that and your help.
