Rental Data sources?

One of my long time steady clients is requesting rental data for their single family foreclosure purchases. They are mostly rehabbing them and so far have listed them. They don't always take my advice on the rehab. They overdid one that has an inherent floor plan flaw and I couldn't even get a single showing - partly because they overpriced it and partly because it had a long exposure as a short sale listing. I lost that listing - the first time ever from this client.

The same asset manager removed me as the prospective listing agent because she said I didn't provide her with the rental data she asked for 3 months ago. At the time she said she'd get it elsewhere when I explained that very few rentals are ever listed in our MLS.  This is a property that I inspected, wrote up an extensive list of recommended repairs,  valued 3 times, and waited for the gas company in the freezing cold twice during the 4 hour appointment time range where I couldn't schedule any other activity, work, or appointments. 

Anyway. .....what tools are there to get rental data?  I tried zillow but found nothing. I did try one I found called - I forget already - but it was free for a single trial. I'll get back to you on the name.

  • When you have limited rental data, you might have luck contacting a local realtor that does property management work or (God forbid) Craigslist ads. As much as CL sucks from a real estate standpoint, there are usually enough single family homes listed for rent in most markets where an estimated rental rate could be established. Not perfect... but not the worst way to go either... especially if that's where your renters would be looking for rentals.

  • It was RentRange that I used.  

    I can certainly find available single family rentals and the monthly rental fees being asked but I can't find rentals to see if they rented for the ask price.  Is there a database showing actual rents being charged and how many rentals are in a given area/zip code/city?  

  • Hotpads.com, Zillow.com. Rental.com, Trulia and Craigslist all provide rental data.  Even Rental.com got it.

    My friend wrote test scripts on all rentals that surface on the internet. It provides one a spread sheet. I suggested him to provide a research service pay by zip code.  His site was taken down and is is too busy working on iPhone 8 so he is not serious about this side project.
