Providing Free BPO's for USRES

Has anyone had any experience with this company? I have provided about 10-15 free BPO's for USRES and have not received any REO's. They claim they will provide REO business if you do their BPO's. Many of the BPO's I am doing are properties that are in foreclosure and vacant. Eventually they will be foreclosed upon. Am I just being inpatient or will my work eventually pay-off. My name is on every BPO. Also, I am signed up with other BPO companies like clearcapital who only gives you 5 minutes to respond before they send the order to someone else. I have a couple of companies like this and it is very frustrating. I got an iphone for this purpose.

  • an update..I have done 90 BPO's , no listings...They said they will put me on the paid list, until I get a listing...I have not heard from them since...

  • it's unbelievable the way they will used agents for the work that should be paid. Shame for them and SHAME for us. They will never treat this way if agents weren't OK with that.

  • I was contacted by them earlier this week and have done 6 BPO's for them this week alone. I know this thread is older but has anything changed about the seasoning of doing so many BPO's before you receive a listing. The Valuations Dept seems very nice and they thank you for doing the BPO. I'm trying to be timely. Does anyone currently list REO's for US Res or do BPO's? Any feedback would be great.
    • in this business, "paying " Thank you's are really all that matters !! I am up to 60 BPO's in over a year...I did 20 in 2006...and NEVER got a listing

    • I've done a lot of "Free-P-Os" for them.  I had 1 REO assignment from them last March and have done over 20 bpo's since then.  The last few I did I asked about reo assignments everytime, then did a great job on the bpo.  They stopped coming about 2 months ago.  In my opinion, they moved on to the next agent who would not ask about reo's but just do the free work for them without complaint.  I think it's unlikely you'll see reo's.
  • I quit doing BPO's for USRES. I only received one $115,000 listing after 40 BPO's. It was not worth it! I wasted a lot of time when I could have been paid. In most cases, the BPO's were out of the way. I think they are using REALTORS and they are not forthcoming. Granted, there are some agents that have done well in the listing department. For the most part, this isn't the case for the rest of us. It is very competitive with agents, so if USRES doesn't get what they want from one agent, they will go to another. I guarantee they are getting paid. Like other posts, most of the BPO's are for reasons, other than defaults.
    • I just decided to forget about USRES, done plenty for them over the last year for free. I ain't that guy anymore. To "court" someone forever with free gas, liability, unpaid work, hours & really just the aggravation of being pestered by phone/message to work for free while they're charging for it anyway. I would rather go back to dropping free CMA's on FSBO door steps, my success at that was at least in my hands. I completed 15 BPO'S. Let's say that's a conservative estimate of 30 hours, more or less with travel, data entry. That's almost an entire work week I GAVE someone before the actual cash spent on fuel. I should do that and have to beg or remind someone later to give me a listing?...and never know when I'm doing free work for someone's PMI or re-finance?

        I'm getting pretty steady paid orders from multiple companies and I'm gonna quit "paying it forward" with these guys and put the time & money to better use. I can see from several comments too that after they honor you with a listing they hammer you with more free work. That's not part of my business plan going forward.

  • I signed up with USRES a year ago and I've paid my annual fee for Res.Net but still haven't received any bpo's. Hoping something comes in at some point.
  • Char... I am up to 14 BPOs with USRES and no REO assignments at this time.Wonder what kind of property they give you for the first REO listing?
  • USRES says 10 BPOs before a listing. I actually have sold 5 properties for them after doing only about 7 BPOs. The listings came within a few months. But then the BPOs stopped coming and now no listings. I was told I needed to have a higher score to get listings and that was achieved by doing more BPOs. But if I am not getting BPO requests how can I do them? I have emailed my vendor relations person, she said she would send my name weekly to the BPO dept so I received BPOs. Nothing has happened for a couple months and now the vendor specialist won't return my emails.

    Seems unfair that you do a good job selling their assets and to not be considered further because you aren't doing free BPOs.

    They were very good to work with during the REO process.
