I just received a mass email from America Buys Foreclosures as part of their regular newsletter. Just so you know, I never asked to be on their mailing list.....at least I don't think I did but, either way. In the headline of this blog, is the actual quote signed by their CEO Janisse Dale. Just in case you didn't get the mass email, here it is, in its entirety.... our staff has been working tirelessly in securing the bank contracts. The fact that it has taken ABF a longer than expected period of time to release listings has enabled us to develop bullet-proof systems to ensure that we will be in business for the duration of the foreclosure crisis which is predicted to last 7-10 years. Indeed ABF does not control the REO market or our client's inventory. As each lending institution has foreclosures in different areas, we are unable to predict exactly when we will receive foreclosures in your zip codes; however, we are nationwide and currently working with 600 banks/lenders. You will receive an email when a listing is assigned to you. With that being said, I have instructed the Support Department to no longer take the time to answer the small number of agents who continually ask "When will I get a listing?" Our Support Department is here to support agents with our REO program, training, account issues or any issues that need resolution. We are very excited about the future of ABF and are looking forward to getting the listings assigned. Best Regards, Janisse Dale, CEO You can draw your own opinions; I want to be as fair and balanced on this as I can. However, in my opinion, this did nothing but add fuel to the already burning flame that Janisse states herself, agents are out their asking, "When will I get a listing?" or more correctly, "When will you refund my money?" The other problem I have with this broadcasted message is that she is under the impression that an agents concern that they (ABF) isn't living up to their end of the bargain isn't an issue that needs resolution, WTF? Last but not least, I am astonished that Janisse does nothing to re-assure us, the Default Industry, you and me that they have secured any bank accounts at all. In fact, she merely justifies their lack of accounts by stating that they are working tirelessly and it's taking them longer than expected however, ABF agents are still spending monthly cash on a system that even now, apparently doesn't work! This message sent out by Janisse is more a shameless attempts to hand slap all those bad agents that are asking questions than it is providing answers. In fact, it doesn't seem their stance has changed any from, 6-7 months ago till now. WOW! What happened to customer service and seeing your members as your boss, they pay for your livlihood people and should be treated as your number 1 asset, BECAUSE THEY ARE!

  • So far, I haven't been able to find anyone who has had any work with absreo.

    Sounds like they go out and say that they are looking for agents in a particular neighborhood, just to get you to sign up, but they don't actually have any product. Their site shows some listings, but those could have been entered there by other agents who signed up with them.

    Anyone have a better impression of what is going on at absreo.com?

  • Please make a note on this blog so that others can be notified of "pay for reo listings " rip off companies that requrie payments to get new business..if they receive no payments they will not exist..so maybe we can all have a hand in slowing this bad business practice down or elimating them through information to our industry..
  • I filled out their application since I received a personal email from them. My first doubt was that they NEED agents in my area in which I think the everyone and their mother has applied to every company there is. My second doubt is that after I finished the application, their site gave me a Paypal link to pay to get work. I do not pay for work, I get paid to work and if people want to play this way, they can pay me and I will let them mow my lawn! Just my 2 cents.
  • Amen. You hit the nail on the head. THis is her way of side stepping the issue. She always wants to put the blame on everyone else as to not take it herself. She is the one that does not know how to talk to the banks and no one on her staff does either. They lost the only person that knew how to do that and had a track record to prove it because Janisse did not pay him for 4-5 months. She owes him thousands!!
    The law suite she is facing is coming up real soon.
  • Can't we start/isn't there somewhere a place to go to check on the rating of a company before we give them dollars for REOs that they can't produce?
  • Complaint/poor service would be great info for us all but it needs to be done very carefully to avoid any liability. No 'sour grapes' unfounded complaints allowed. Maybe a minimum number of private complaints before adding to a wall of shame. There's a ton of 'send me the money' types out there that don't provide anything for the fees charged. Be good to know.
  • In the REOPro BPO/REO Sign Up tab, I have listed out the 3, only 3 companies that REOPro endorses along with the over 175 companies you can sign up with, maybe i should also create a list of companies that I hear the most complaints about........any thoughts?
  • This was an email I had not received. At least I don't remember it. Now I am glad I didn't. As always, thanks for keeping us posted on those valid vs. invalid companies taking advantage of us agents who are looking to get into the REO biz.
  • I've sent ABS REO the notorious question (when will I get a listing) in a more professional manner. It goes like this: "Good afternoon Steve, I just wanted to touch base with you and let you know that I'm here to help you build your business relationships with your contacts by providing real estate services for their assets. If there are any coming up in the future, please do not hesitate to contact me. I'd be glad to provide you my services. You can count on me!" <---this is copyrighted! j/k
