Team Lear Scam

I was just scammed by Team Lear. I paid them $449 for the right to list a property that was foreclosed and in redemption. I just drove by the property and another Realtor's sign was in the yard. I ask he if it was via Team Lear. She sad no it was bank direct. She had been scammed by Team Lear in the past. Look them up on -line and read the scam complaints WATCH OUT

  • I have learned to google a company now when I get these cold calls.  The next ripoff is Optimal REO Solutions.  They must have worked with Team Lear-BEWARE it's a scam

  • Team Lear is a scam, they are not in Colorado, they are in Glen Ellen IL.  Don't complain the NAR, they don't care if we get ripped off.  I am trying to contact the IL attorney general but given the politics of the day they won't care either.

  • I received a credit back to my credit card for "services not provided as agreed" when they tried to collect $449 a second time from me to receive a listing from them.  Check here for the many complaints to the Better Business Bureau:

  • I just got the lear voicemail they left, sounded suspicious as I can hear other telemarketing noise in background and they were using my old zip code to try to tell me they had properties in my area.  Thanks I checked here first but my gut was already saying no

  • Take this as a lesson. Never ever pay any company for a listing no matter who they claim to be or what they have to offer. Legit companies won't require you to pay any monies up front, but will collect a referral fee at closing.

  • Okay, I was scammed also and then they tried for a second time.

    Tell me, why can't we do something about this?   Why just sit back and let them get more of us?

  • Yeah, I get calls for Listings from the bank, Buyers that are waiting for me to call & sellers that are looking for a Realtor, with the guarantee that I am the only realtor in that zip and its the last one available. Ironically they were on the phone with one of my agents giving them the same pitch. There are many referral companies that are legit, BUT they get paid AFTER, you close the deal not BEFORE.  With the shortage of REO properties and the number of agents vying for them, there is no need for any Bank or Asset Manager to  need to solicit Agents. I do REO's for several companies, including HUD. Have NEVER paid one red cent for any of them other than tech fees for the portal and preservation money to maintain the property. With the new HUD awards there are tons of companies proporting to show you how to get a HUD listing contract.. BEWARE..as they are just money makers for the so called package that will get you a contract.

  • I received a call Shelly Patterson as well (720) 515-7037 with Team Lear. She said I came highly recommended from her bank referral and whatever I was doing in the REO world, was really impressing her bank contact. She asked me many marketing questions like DOM average, what I was doing to market the listings, etc. Meanwhile I was googling her firm and found these comments on REO PRO, she kept going back to (a very memorized) how do you want to pay for the $449 one time, refundable after my first closing fee for the SOFTWARE. I was a little baffled, but she would ask a few more questions, sent me three emails, the first for a BPO and then to list the property. She said she would give me a minimum of 3 listings this year all at 6% and she would make 1% on them as well. She sent me emails with 3 more properties just down the street from my office. When I hesitated and told her there were all kinds of bad ratings on the BBB she said those were the software and not her personally and that I could google Shelly Patterson and find all kinds of great things about HER which I did not. Just a WARNING don't pay the supposedly refundable $449 I have a suspicion you'll NEVER get it back. ~Wiz

  • Richard,  NEVER pay to list a property or obtain BPO's, you never want to buy something that can be obtained for FREE

  • Never, Never, Never, Pay to get REO,  as it is we get a max of 2%, and many times upfront repair money that is more than the commission. Also need to Join third party software co. Like Res.Net and Lps , But this we do sell the property at its max value.  You never pay to work. only after you have a listing in Hand , you pay your dues. Reo Sales can make you Money but you work on a smaller margin, Do a great deal of work. I found this out in 2008-2009  Now I just do a few a year.
