Since 1999, Titanium Solutions has provided In Person Outreach Services to the Mortgage Industry.  We have helped Mortgage Servicers, Insurers and Investors reconnect with severely delinquent borrowers in an attempt to work out their delinquency in a dignified fashion.  Over the years we have engaged over thirty thousand professionals who have served our business well.  We have reached out to hundreds of thousands of borrowers, assisting them with their difficult financial situation.  The benefits we have delivered are countless.  For many, we have enabled loan modifications that have kept them in their homes, for others we have assisted with a Short Sale while others have benefitted from Deed in Lieu of foreclosure assistance we have provided.  Scores of families across the country have benefitted directly from the In Person Services offered by Titanium Solutions.  For our clients, we have helped them realize hundreds of millions in loss avoidance enabled by our professionals reaching out to their borrowers, who have helped rekindle relationships that would otherwise have gone straight to foreclosure.  And while this service has delivered such overwhelming success to our clients and their borrowers, the use of face to face outreach has seen precipitous decline in the market.  This decline in demand can be attributed to improving mortgage delinquency rates, declining foreclosures and improved servicer processes, all positive signs for the mortgage industry; unfortunately not beneficial for the long term growth of Titanium. As a result of these changes in the marketplace, we have decided to cease operations effective March 13, 2013.

We at Titanium would like to express our deep appreciation to all of our Home Retention Consultants who have worked tirelessly over the years providing such a professional service for our clients to their customers.  You have been the face of Titanium.  It has been your work that has lifted the burdens of so many who have suffered greatly due to the financial crisis this country has experienced.  You were the face at the door delivering the good news of opportunities that existed as we worked to reconnect them with their financial institutions.  You were the hope for many when there was no hope.  The good work you have done is greatly appreciated by the team here at Titanium Solutions and we hope that the contacts you have made and relationships you have established with these homeowners will continue to bear fruit in years to come.

Effective immediately, all work outstanding assignments are being closed and returned to our clients. Should you have any updates that have not been entered into the system, please forward those updates to contact@titaniuminc.com.

Life As An HRC

Well, so far just not impressed with Titanium Solutions and working as an HRC (Home Retention Consultant). For the same money I could do one BPO and not be saddled with:

Initial fear of going to property
Repeated trips to property (they require minimum of 3 attempts and one has to be on a weekend)
Paperwork--since when were Realtors ever good with paperwork?
Trying to communicate with Titanium--often takes many calls and e-mails, and then when they do return, their English skills are sub-par
Majority of the time Bank of America does not validate our jurisdiction (Titanium) and in several cases they actually told borrowers not to work with me!

I originally signed-up because I was told it was a direct avenue to get Short Sale listings--but now Titanium has said they are no longer able to give out any listing assignments.

I know we all want to offer a service to our community, but there HAS to be a better way than working with a company like Titanium!

Titanium Solutions a dream or nightmare?

I have been a Titanium Housing Retention Consultant for a while now and as of tonight, I don’t believe I am anymore.

Let me say, when Titanium first started, it was a force to be reckoned with. They had clout, standing and were well respected yet, how time strips even the most promising of their ability to fulfill a profitable future.

You see, it has come to my attention through my experience and company insiders that Titanium has greatly reduced their Salt Lake city staff, greatly reduced their number of assignments and it’s staff are wondering, will today be the day the doors are locked.

I don’t want to talk about my personal experience with Titanium Solutions because, at one time, it was a company I truly supported and in fact, it could be argued that due to me, a lot of their HRC’s heard of them so, I have a bit of affinity for the company however, things have changed.

I have been rejecting assignments lately because the pay has become almost laughable, the contact ratio is ridiculously low and the short sale conversion rate has almost dried up. Granted, some might say all of these things depend on the individual agent however, I beg to differ.

You see, Titanium no longer has the monopoly on home retention specialist or short sale experts and thus, these homeowners are finding alternatives and not relying on the banks to make first contact. In fact, most of these homeowners are going to 3rd parties like NACCA or Federal and State foundations set up through local community centers, churches and non-profit organizations. Truth be told, even banks are now sending out information to local resources these at risk homeowners can drive to in order to get the help they need so…..large national outreach companies like Titanium are finding this new market place of proactiveness very difficult to deal with. You see, the Titanium business model was built on a reactive frame work. In other words, when the bank wanted to make contact with a homeowner to save the home, they would send out Titanium as a last resort but, that is no longer they case. In fact, many States now handle home retention locally through nonprofit organizations so, instead of paying a company, they can get a nonprofit to do the work for much less.

Anyways, enough about why Titanium is failing let’s talk more about my call with Francine Bailey Bird. Francine is my HRC Manager, or something like that and she calls wanting to know why I haven’t accepted or declined my assignment. Well, I explained to her the pay was too low and we the conversion rate to short sales was non-existant because, many assignments we were now getting were strictly home retention. Of course, she begged to differ with me and that’s fine but, none the less, I told her I wasn’t going to be accepting the assignment if it was just another home retention assignement. She then proceed to tell me that is all she does and if I am not interested she can just remove me from all assignments. Her flippant attitude towards me really sealed it and I replied with a, “Ok, that’s fine with me”

So, as of right now, I don’t think I am a Titanium HRC but, I have to be honest, with a Area Manager like Francine, I am ok with that. I mean, I am sure someone would find her as effective and good at what she does but, if her job is to keep HRC’s and work at making them successful in a team effort….in my opinion, she will fail miserably.

I don’t think Titanium is on the right path, I think Excellen, their REO division has destroyed them and their reputation. I think they have lost a lot of great employees that once made them great and now they are dealing with a skeleton crew, over worked, under paid, under appreciated, jaded, pissed off Area Managers and now, they can watch their best HRC’s walk away because half of us were only staying on due to the promise of getting REO inventory and now we are one and half years later with nothing more than an email telling us Excellen isn’t expeting REO’s for a “while”

Sorry Titanium but, your house is obviously not in order and we are seeing it.

The new economy.

2 Things I am now finding to be true. Although not readily apparent, it is the doing things that are uncomfortable that makes me a better Realtor. And the repetition of it that makes it a habit. Yesterday I girded my loins, parked my car, took the picture required by Titanium before knocking on the door. Put my camera away, walked up and knocked! It is always the toughest part for me. I was greeted by a tenant who was worried about her future. She knew the owner was already foreclosed on and was wondering what to do. I explained her options per the email instructions and she almost hugged me. I could see the relief in her eyes that she could probably stay as renters in the home they have been renting for 2 years plus. She thought that maybe someone would come steal all her belongings or throw them out on the street. It was a wonderful feeling to be of service.I doesn't pay much - but the preparation(practice) is awesome for me. When I find I am in discomfort I usually doing something good for myself . It pays off when I go to a short sale prospect,FSBO, talk to a REO manager, ask for a price reduction. I find that knowing how to do a job is only so good - it is the doing that brings unexpected rewards.FYI - just got my check for a Short closing referral from Titanium from a year and 1/2 ago......it's a good day...
