You must have misunderstood my comment regarding the Wachovia SS Assignment… They did NOT instruct me to attempt to get the listing if it is already listed. In fact, just the opposite. If it is already listed, my assignment is to try and get the listing agent and homeowner in touch with Wachovia, and notify them that Wachovia wants to work with them on a short sale option. ONLY if the property is NOT already listed do they want Me to pursue the short sale listing.
Their instructions are clear… if the property is already listed, DO NOT interfere with the listing in any way. ONLY act in a HRC capacity to get the homeowner, listing agent and Wachovia together.
I have been a broker for 19 years, and would never pursue a listing that is already listed with another agent, under any circumstances!
