  • I finally signed up with LAMCO and was quite disappointed with the LAMCO representative after I signed-up!! He told me that my market is saturated with a Rich Database of REO Agents and that I could not compete with them!!! Well, I be doggone, I've been scammed again!!! And, they do not give refunds!!! These Scammers need to be reported!!!!!!
    • Hi Ann,

If you paid by credit card just log online and submit a charge inquiry. They will investigate and refund your money. That's what I had to do. They tried to play that game with me and I was just furious. Lucky me I paid with a business credit card thats pro consumer.
  • I was hesitant about signing up, but noticed they had some properties in the area so I did it. Month later, I get an exterior BPO for $65! How nice...it's in QC now and wait to see what happens.
  • Nada.
  • I have been with lamco for the past 3 years. I use to get alot of Reos from them. But they changed and started auctioning their properties. I joined the $199 network and I only received bpos. I get about 2-5 a month... not many but it pays for the yearly fee. I have never had a problem with them paying. The AM are pretty responsive and easy to work with. I would check your area and see how many reos they have had in and around your town/city.
  • It seems as there is some confusion around the LAMCOnetwork (REO vendor database) and LAMCO (20 year old Asset Management Company). Please visit the FAQ section of LAMCOnetwork for some answers to many of the questions in this blog.

    • My response to everyone on this forum who is considering joining the LAMCO Network:  (Keep reading)

Stay away from the LAMCO Network!!! They will do nothing but give you "Lip Services" and empty promises.

I was bombarded with phone calls and made the mistake of buying a Lifetime Membership as a Restoration / General Contractor in the Denver Metro area.

I was promptly sent three work orders and property inspection requests, I thought "Great" this will be a great source of business!!   All three requests took place in Oct & Nov of 2011. The work was completed within 1-2 days of the requests, and I still have yet to be paid.

I couldn't get a response regarding payment from LAMCO for almost four months until I filed intent to lien documents with the county clerk, and then received several calls and emails, the latest containing a settlement offer at 50cents on the dollar. I rejected the offer and turned the file(s) over to a Denver collection agency.

The Liens, Collections, On-Line Postings and Warnings to other contractors will (hopefully) put the LAMCO Network on the radar as being a Very Un-Ethical Business!!!

      Please don't waste your money!!!

    • Your email to me today was not appropriate. I'm not happy with Lamco at all. You guys don't care about anyone but the money. You should stop ripping people off and give refunds. especially after only 1 week. Advertising on your site is a waste of time. I'm buried 6 pages deep. Who's going to find me there???? Your refund policy should be upfront not burried in pages of legal talk. Your practices are very deceptive! Refund please!
      • What was the email, Karl?
        • Well the matter was resolved but it wasn't pleasant. It could have been a much more positive experience if they treated me like I had invested $200 in them. Instead I was getting the feeling now that they have the money we don't care about you. They may be a good company for some if you don't have a last name that starts with "W" but for me I was buried 7 pages deep. I just came to the conclusion this wasn't $200 well spent on advertising. If Asset Managers are swamped with stacks of files why in the world would they spend the extra time looking thru 7 pages of agents to find my profile? Also for anyone out there thinking of LAMCO just remember if a company really believed their product was as good as advertised then why wouldn't you give a refund if someone isn't happy with the service? Just a thought!
