Home Staging?

We are considering adding Home Staging as an additional service for our clients (real estate agents and mortgage companies). Is this something that you guys might use to help sell your REO properties? I'm just trying to get a feel for what everyone's thoughts are...I could see how home staging could help make the sale of the property faster, but I don't know if the banks would reimburse for the added expense? Any comments would be greatly appreciated! Thanks!

  • I have seen REO listing where homes are staged. They get sold and price sold is respectful.

    Around here (Silicon Valley) the realtors typically foot the bill to get the listing.
    The sellers rarely pays for it as they can get 100s other discount brokers to do the regular sales.
    If you provide it as a service and banks feel great about it you may be able to negotiate later but certainly not at the beginning of a relationship.

    In my office most realtors have a staging business on the side.
  • Thank you so much for your insight...from my end, we mostly get the homes cleaned up and ready for you guys to take over and get the homes sold so your input is definitely helpful! On that note, is there any one thing that you find on the trash out's and sales cleans that is missed on a regular basis that on my side we are missing?
  • I have a subdivision of REO listings, started with 8 houses, one was staged. Five houses sold before we got the first offer on the staged house. To me this just proves that staging seldom works in my area.
    • No offense, if the price is right buyers don't care about the home staging.
  • Hi Tracy! Don't take offense to the lack of response. I have spent a lot of time writing what I think is an insightful Blog post only to be met with deafening Yawns. Different topics appeal to different people. I personally don't think staging is a great solution (based on my geography only). The theft aspect is WAY too high. I can't keep appliances and air conditioners without armed security at most of my listings. Your $ are better spent building a solid website with good pull through and strong national web advertising. The buyers will come. Having said all this check with Addie Scharff. (She is a friend on my page) She does home staging and I has had some success with it. Cheers.... and welcome!
  • I guess I have already offended someone on this site, as I posted a "hello to everyone" and received not one single reply...and now after asking for some advice or comments, still nothing! Should I be taking a hint here...? I really haven't meant to offend anyone....
