    When an Asset Manager seeks a new Realtor's in any area, what do they look for in the Realtors Resume? What things about the Realtor should be highlighted in their Resume? What can we do to get noticed?

  • Does the banking industry and the administration really think they can control this? In Florida, where values have plummeted 50% or more in three short years I am not seeing any slowing up of foreclosures, just a slowdown in the time it takes to get to market. I have clients who can well afford to make payments walking away from homes that are soooooooo upside down on their mortgages they feel it is just a waste of their dwindling assets to continue. Foreclosure doesn't have the stigma it once did. With the increase in job losses compounded by more job losses the crisis seems to have no bottom. On the upside, we are seeing investors returning to the market and first time buyers. However, the transactions are cash or FHA and VA. There seems to be no conventional financing available. I hear from lenders that they get new loan programs all the time exluding the Florida market. Where does it end?

    Question for Asset Manager:
    1. If the property is on a 5 ac. lot and there is a 2 miles private road from the public road to the front of the property, how does one take the 3 required pictures like front, address verification and street if it is an exterior BPO request?
    2. Since the property is on a 5 ac. lot and there are no comparables to indicate the most recent (as last 3 months to past 12 months) nearest neighbors sales, what is the best possible alternative to obtain the best comps. for this particular property?

  • I have enrolled in a CDPE (Certified Distressed Property Expert) class for that designation. Is it worthwhile? And or are there better ones to take to get the designation?

  • I am having problems similar to Vern Phan. Do AM's want to know how their agents are not taking care of business? One local REO agent told me she could not take my buyer's offer because she had an offer. The offer she had was not accepted verbally or otherwise. She advised me it was not fair or ethical to the buyer to submit another offer and was quick to add that it was "not her buyer." I should have reported her to the real estate commission. She obviously does not know that not submitting an offer is unethical. Most of the REO listing agents in my area will not return calls or even acknowlege offers that have been submitted. I called one REO agent over 45 times before I was able to talk to him. Representing REO buyers, I am having 2 offers a week being rejected with no evidence the offer was ever presented. I know I could do a 100% better job listing and selling these homes than 95% of these agents if I were lucky enough to be a REO listing agent. I am a MS & TN broker with 25 years of experience and have a real estate appraiser's license.
  • How do you go about explaining to an AM that the title company they keep choosing is so far behind it is affecting the escrows without it becoming a we said/they said war. Issues directly are Title gets executed contract, won't release an escrow # for 2-3 days, buyers are required to have EMD in generally within 3 days, however won't send without the escrow #now. This issue is a growing one and would love some helpful hints.

  • Reo Agents are not submitting offer to AM right away? They wait for either friends or agent from within company then submit their offer. How can agent report this kind of abuse to AM?
