  The latest answer to "ask the asset manager" is going to land Realtors in a whole heap of hot water. Soliciting the seller of an active listing is a direct violation of Article 16 of the Realtor Code of Ethics. The only time it would be OK to employ these tactics would be after the listing expired.

  Thanks for the compliment. I have spent a lot of time on my research and I just hate to see others take advantage of my fellow Realtors. If Megan can answer my questions I will sign up in a minute. ABF has promised a lot of people lots of things and I just want them to come to the table with something concrete.
