What would you do in this situation?

I had a BPO contact me to do a follow up BPO and when I reviewed the property the information they had was totally incorrect. The property was owned by the same owner and there were two adjacent APN #'s. On one APN the was a 10,000 SF outbuilding with 1,400 SF of living space within that building. The other APN had another 10,000 SF outbuilding (with no living space) a 2,400 SF house and a barn with other horse improvements. The previous BPO omitted any information on the APN that included the house. I was told by the BPO company to just do the the BPO on the outbuilding with the 1,400 SF of living space.

I feel that some clients are not getting proper information.

  • I think that the best way to handle it is to do the BPO as requested, but be sure to comment on the irregularties that you find. I've done this many times in the past and my clients have always been appreciative of it.

    • I told them about the discrepancies but they said to just do the 1,400 SF GLA. What lender would make a loan on the outbuilding without cross collateralizing the other APN #?
  • not the easiest order:) but I think they're correct with providing only 1400 living SF....
