    • I haven't seen an MLA yet, but the terms the AM described are different than any other company I've worked for, and I'm not sure what to think. 

      She sent me an address with a list price of $41500 and a lb code.  Commission is 6% or a minimum of $1500 per transaction.  Listings are available to purchase direct through the owner, and the owner has the right to market the property on a lease to purchase.  If the owner sells on a lease, the listing will be pulled and no commission paid.  They will consider buyers that cannot purchase through a conventional bank loan.  If you provide a buyer that purchases on a lease, they will pay 10% of the deposit or a $500 referral fee once the deposit is received.

      • I've had a similar type of listing before. It was through a company called Precision something. I had good offers that were never responded to.  Then they let the listing expire but they actually sold it during the listing without me. The asset manager kept saying that the seller wasn't responding.  They also wanted buyers who would borrow from the asset company to buy the property. 

        There are some complaints online about Vision from buyers but it's generally a buyer who didn't do inspections.
