Pre-Foreclosure Lists.

I have received several emails telling me about a Pre-Foreclosure List. I'm curious if anyone has purchased this type of list in order to contact & help homeowners who are late on their payments. Anyone doing out there doing this? If so, with what company?

  • Hi Rick; in my area a Title company forwarded lists of first notice recepients. I worked about three weeks of lists and discontinued due to lack of response. However, my intital contact was by mail as there were no
    telephone numbers listed. It would be feasible to go to properties in person and make contact if one had
    the time/inclination to do so as we all know people suffer from inertia in times of distress. Pay for a list if
    you absolutely have to but if you can obtain it without you will be steps ahead as often the property has
    already been vacated as evidenced by return mail about 20 % of the time.
  • Jsut my 2 cents here. Title rep is a good idea (for free that is) however by the time the title company send it out to you, you're the 5th or 6th on the list that will be attempting to get the listing. For instance here in CO, once NED is recorded, title company puts everything together, 3-4 counties at a time and send you pdf files with the info, by the time you get the list from them you're well behing compare to other agents. I like to be one- two steps ahead of the pack, I list a short sale listing and I always ask them if they know of someone with the same situation or may be in the same situation at a later time, most likely they do know someone, that particular someone knows someone... and so on.. (you get the idea)

  • I agree too, Title company can provide for free, and/or on property profile privided by Title Co.
    Also, I have access to tax records through my local MLS and it shows the foreclosure stage as
    preforeclosure with loan balance due, auction with date and for free anyway.

    I agree with Vitaliy. Just contact your title rep. That person will be more than happy to provide you a list with all kind of search criteria for free. If you don't know who the title rep is, your escrow officer should be able to refer one to you.

      • We do a 5 hit campaign that includes a yellow letter, newspaper tear sheet, sales letter, from the desk of note and a phone call. It ends up costing about $1 per piece per person. We typically sign 1 listing or loan mod per 200 names we market to.

        Expense = $4000
        Income = $28,000 (assuming two loan mods at $3500/ea and three kistings at $7,000/ea)
        Net Profit = $24,000

        By hitting them before the NOD is recorded, you are usually the first person contacting them. Many times they do not call right away but when the NOD or NOTS is recorded, your're the first person they call because they've been hit by you 5 times already =).

  • We use a list that is homeowners that are 30-60 days late. By getting them before the NOD is recorded, we are typically the first one marketing to them for the short sale/loan mod. Once the NOD is recorded, they have a million agents and investors banging on their door.
