Distresses Properties

Realtors, Agents and Investors,

I am asking all of my new and seasoned Realtor contacts to locate short sales through their MLS listings using the key words distressed and short sales. I am to generate leads to buy short sales. We are working with an experienced organization of real estate investors and have successfully completed over 1,400 short sale transactions over the last ten years. We do aLL of the work processing and negotiating the sale

I am searching for properties with the following criteria: 

  •  Sellers property must have a CMV of $200,00.00 or more as is without repairs
  • Homeowner is experiencing a verifiable hardship that is preventing them from paying their mortgages.
  • Homeowner is at least “behind” two mortgage payments
  • Listing has not had any offers ( or not in the last six months)
  • Homeowner and listing agent agree to expeditiously work with us so that we can buy their house.

We have two forms we need completed and returned so that we can determine whether we will immediately submit offer’s on any of your listings that meet our criteria. We offer the seller the contractual option to cancel/void/rescind our contract if they’re not satisfied with our approval letters AND they do not have a HELOC or refinance.

Could you think of an easier way for me to find what I need?
