Joe, unless you have a signed release ALS will not stop a sale date no matter how many offers they have on house. I had one a year ago, received an offer for 621,000.00. Spend two days on the phone to no avail talking to the Aurora office. I showed up at the sale and spoke with the Trustee. ALS had foreclsoed on the property for 580,000.00. The Trustee took one look at my offer and said that is a great offer. let me have it and I will take it to ALS. With in 24 hours I had another broker calling me and asking me to pick up my sign. The Broker sold it a week to someone I had shown the property to several time. He bought it for 602,000.00. FMV was about 610,000.00
Most likely ALS does not own the note.They farm all their foreclosures out. Bottom line is they got paid so why should they care if they cost the noteholder money and hurt the former HO and not to mention you.
Seems like they use to be a great company to work with but my experience at least in Texas where I am is its a waste of time if you have a sale date.I know that's not what you wanted to here but what do you have to loose. I was just get on the phone and ride it out,maybe you will find someone who care.
