Buyer's Choice Act: Beware Freedom of Choice

I am all about competition and ensuring fair playing fields, but I think that the new Buyer's Choice Act that Gov. Schwarzenator signed this week ignores a pretty significant fact - cradle-to-grave title/escrow efficiency.Recent Article by Managing REOHow many times has a title or escrow company help up and/or trashed a transaction because of their failure to remove clouds, liens, etc? The reason default service providers have pushed for the unilateral title/escrow continuum is that this is a company that has been working on getting the property ready for a change of ownership since before the first full BPO was complete.I think that it's important to allow the use of whichever company you choose, be it title, escrow, Realtor, lender, etc. but I think there should be heavy consideration put on educating the public on just how much work the title/escrow company does and how (much like anything in this world) with freedom of choice comes consequence - decide carefully with full education/knowledge.BUYER'S AGENTS: EDUCATE YOUR BUYER!!
