OK , sorry people  but I NEED TO VENT !!!  I am so tired of other people on the other side of the world, who don't know what they are talking about  just sitting at a computer, drawing a circle on a map and whatever sales come up within a certain distance, without regard to size, age, condition or lot size,  pulling a list to send to me for review.

These sales do NOT EVEN MEET THEIR OWN GUIDELINES !!!

I have to sit and pull up every single sale on the list and write a reason why it was not used in the report.

THERE IS A GOOD REASON FOR THAT !!!!!   the one just now is for a house only 1056 square feet   and the list had comp built in 1890 that was 2900 sqare feet !!!  

 

I DON"T HAVE TIME FOR THIS ****

 

You are paying me to pull comps similar to subject  I am not paid to give you commentary on  every property that sold in that neighborhood!!!

 

Whew !!!   Thanks, I feel better now.

  • Corelogic does that depending on the investor. I am given 6 to 8 comps and have to research them and tell why they are better or worse comps. It takes a lot of time. I have yet to have ONE SINGLE comp that even came close---some of them are so far from the subjects characteristics that its a joke.  I got to the point where I just typed 'Doent fit subject without major adjustments' and I cut and paste that into each comp line as fast as I can.
