I have short sales with these two companies and it is frustrating that we have to put our listing to their auction website. Their argument.... it is their investors requirement. As far as I know, Fannie Mae and Freddie Mac don't require for servicers to put their property on auction websites otherwise all servicers would be asking for it. When I hear THIS REQUIREMENT  from these two companies, I hear AGENT ARE LIARS. Not only agents, but also APPRAISERS too because they are the ones who do the BPOs or Appraisers.  Their document says thru these process our short sale will be faster, three weeks waiting and they haven't put the property on their site. Anyone knows any inside to do the short sale  without going thru these channel.

  • NationStar requires that all listings be on the auction site Homesearch. The listing agent cannot sell the property outside of the auction. Short sales are always a challenge. I can't imagine trying to successfully close a short sale under these circumstances.

  • Do you have it on the Market in the MLS?  If so, why no offers?  Sell it before it goes to the Auction web site.  Works for me!
