During this time of the Corona Virus crises, it is understandable that the obstacles of viewing a home and the fear of being outside have caused a panic induced freeze. However, homes are still being sold.

HOW ARE THEY DOING THIS?

Technology: the home buying process can be conducted remotely for the most part. Yes, one would want to view the property but the purchase agreement, disclosures, can all be handled electronically. Even understanding what price to offer can be provided in the comfort of one’s home via a comparative market analysis, delivered by email.
In addition, with the new California Association of Realtors COVID forms one can submit an offer and be allowed time to view the home and perform required inspections once the Shelter-In mandate has lifted. With this extra time one can overcome the obstacles of immediate viewing and have a built-in delay until you feel safe.

WHY WOULD I DO THIS?
When you submit an offer and it is accepted the home is taken off the market. This would allow you, as the buyer to be in the driver seat. Once your offer is accepted only back up offers could be submitted and no one can knock you out of contention. There will be contingencies, yet you will still be in control. This is a way of being able to beat the crowd that will inevitably come once the COVID mandate is lifted.
Yes, it would be best to view the property and walk through it before an offer, however these are drastic times and require drastic out of the box thinking.

In addition, there also opportunities to submit an offer below asking due to the drop in homes sales, that has some sellers concerned. In my survey of agents who have had made offers on properties, 2 out of 3 reported that they had offers accepted that were below listed price.
