  • Mailing is only a waste if your mailing piece is poorly written  -- a well executed mailing will produce.

    Credit bureau leads can be purchased DIRECT from Experian and Transunion, the reason to use a reseller, is because the minimum is $2500 if you buy direct.

    NOD's directly from the MLS work good too, but you need to mail 500+ per week to get results.

     

  • Short Sale Lead Machine

    Ask around, direct mail to 30, 60, 90 data is a complete waist of money right now.  WAY to many people doing it.  Mailing to ones with sale dates are a decent return.  By the way, most data companies are complete scams and will tell you that you are purchasing 30 day late data (which is CREDIT data), but are really just selling you public information/tax records/NOD data.  There ARE only two sources of this kind of data, PERIOD.  Tax records, and soft credit data.  EVERY company is a reseller, so if ANY company every pretends like they have something exclusive, they are a complete scam and you should run.

  • Try to buy a list of credit bureau leads, homeowners that are 30-60-90-120 days down.

    Used to get them from list sellers at www.brokeroutpost.com , that is a mortgage broker website/forum.   Probaly 10-20 cents a name, but they aren't yet defaulted, so haven't been contacted by every agent in the area yet.
