1.) Participate!  Agents on www.TheShortSaleGuide.com in every corner of the country are constantly referring clients to other agents in all areas of the country.  The best way to get them to send YOU referrals is to be active and get noticed through participatons in discussions, blogs and groups on our agents site!!  You can do this for FREE!!

2.) Join our preferred partner program!  While other agents in our network refer to each other all the time, WE only refer to our preferred partner members. Our company makes almost all of our money off referral fees at closing.  Period.  We have agents closing 2-4 deals per month consistently in most areas of the country, so the annual membership fee is just a drop in the bucket to help set up your file and pay for annual maintenance on our preferred partner members only site.

3.) Participate again!  Getting noticed on this website by us, especially if you are new in the referral network certainly helps.  Since we launched our agents site in January, we have added many great new agents to our team who have been involved in the discussions, forum and blogs!  Many of these new agents are already closing transactions, ask around!!!

4.) Keep in touch!  Once we start sending you referrals, you MUST follow up with us when we send our monthly progress requests and quarterly audits!  This is extremely important! We function like an asset management company in this sense!  If you are a member and are no longer getting referrals from us, THIS is likely the reason why!  When we send you referrals, send the signed referral agreements back immediately and get in touch with the clients to list their property immediately as well! 

5.) Stay on our good side!  When you are talking to April, JP, Andrew or anyone from our company, make sure you treat them well.  THEY determine who gets referrals/listing assignments when new ones are sent out, and DO show favoritism to good agents or agents they like very often!  Little things like promptly sending checks and HUDS when you have closings, promptly updating us or anything to let us know you are on top of things will go a very long way with us!!

  • I'm not sure what you mean, but we refer screened homeowners in hardship who are looking for an agent, to screened short sale agents who help them. They are exclusive referrals (we refer to them as assignments some, because we are similar to asset management).

    We have very strict requirements on our agents, as we ONLY want agents who will look out for the homeowners interest in the transaction. We also use a grading system, like Equator and Titanium do for their agents. Good agents who do the things above get consistent listing referrals from us, like Steele Propp mentioned below. We have at least one agent (usually a few) in every major city who rely on us for a very good percentage of their business. Some big markets like Vegas and Phoenix we have five or six.

    There are some agents around the country that keep an inventory of 30-60 listings at any given time that we refer them.
  • then my next question is. Does the agent LIST the property or it will not be listed. (formal lsting MLS contract)?
    • Aldo, the agent/broker gets to list the property!
  • No. We do referrals. Thousands a month. Check around about us and read some of our agent testimonials. Some of our agents are on ReoPro here as well. You will NOT find negative feedback about us anywhere, only good stuff!

    We also do a training course, and have the best short sale resources around (yes, better than CDPE) for our members. We have some lists and directories (200+ company BPO list and lender directory), but they are free for our members as an added benefit. Heck, I just emailed Jesse our lender directory this morning just for the heck of it.

    Connecting screened sellers to screened short sale agents for a referral fee at closing is how we work. If you haven't heard of us, your competition may not want you to know where they get their listings from!!

      Please forgive the skepticism as most of us here have been taken for hundreds, if not thousands of dollar by companies claiming to assign/refer assets by becoming a member/partner. I am hoping to hear that agents have had a positive experience with your network as you seem to have your act together.

      So REOPros...anyone?
