If so, do you know what type of marketing provided the best results? I know I need to be careful with what is sent because some items could be considered a gift and I what to avoid that by all means.. Because I'm gonna' rant and rave and generally be Mr Pessimistic.<br /><br />--CAUTION: INFLAMMATORY and DEROGATORY STATEMENTS FOLLOW--</p><p>You see, I think it's time we demand accountability.</p><p>I could pull up the current REO listings in our area and show you that:</p><p>A majority are held by 3 particular agents.<br />These agents have less experience than the average.<br />One has skipped between at least 4 different agencies in as many years--this person is about as slovenly and presentable as a dead aardvark, and with a similar personality (and reputation).</p><p>Another <span style="text-decoration:underline;">only</span> does REO's, (married to a rich partner), and can't seem to get more than a picture or two of any property into the MLS (and often even these are out of focus!), and like the above agent, also has the personality of a snake that's been stomped on by a large boot.</p><p>The other is fairly new in real estate and fairly unknown.</p><p>Still some other listings are held by companies hours from here and we have to contact them through their 800#'s</p><p>And then there are the properties listed by some small little boutique agency with only part-timers!?</p><p>Why?</p><p>Why do AM's, why does FANNIE allow this to continue? Why isn't there some kind of checks and balances? Aren't there secret shoppers out there checking on these listings? Don't they hire undercover checkers to call and evaluate agents, the way they handle calls, the way they treat people, and their marketing and subsequent results?</p><p>I'm sorry, I just don't get it!</p><p>I look at the sloppiness in their listing sheets.<br />I look at their real estate and sales skills and am amazed at these agents brash, unprofessional, and often snotty personalities.<br />I can even look statistically at their longer days on market or higher list to sale negative %,</p><p>And then S-N-A-P, I figured it out.</p><p>Why would an hourly employee in Colorado even care about these things?</p><p>Why would a salaried worker in Tulsa, Oklahoma want someone who might be more knowledgeable than they?</p><p>What need would an AM in Framingham, Mass have for pleasant phone manner or upstanding character of a "people person"?</p><p>All they care about is disposing of the property and without rocking their boat--and sometimes they may even think that a nasty person can get better results than one of those annoying "people persons".</p><p>And yes, I do think I could do better. I've been in business longer, I've got years previous experience listing and selling REO's, I've got a wonderfully engaging personality and, taking from an old Clint Eastwood quote: "I've got the sweet love of Jesus in my pretty blue eyes"!</p><p>Why ANY asset manager would want to work with some of these bozos is really beyond me, and I also think they (AM's) need to reconsider, or at least re-evaluate, some of the agents they currently have before they get hauled into court, or find themselves party to a criminal inquiry, or catapulting over a new bad-agent-induced "Fiscal Cliff"!</p><p>There, I've said it. Yell at me, call me a cad, berate me for all things under the sun. But I'm sick of the current practices in our area and really wish I had the power to fix it.</p><p>In fact, if anyone is reading this that is in a position to hire - I'd like to take on the national challenge of cleaning house:</p><p>* I would give current listing agents notice that they would be audited. They would have an opportunity to justify their performance.</p><p>* I would put out a call for agents to make application.</p><p>* I would interview agents and thoroughly check their credentials, experience, references, and available access to systems relevant to performing the job as required.</p><p>* I would put each on a 90 day probation and review after that period - no one would continue to get listings just because their breathing.</p><p>* I would be much more specific as to the requirements necessary to list properties for best net.</p><p>This process would keep banks from losing the tens of millions they are losing now doing business as they are.</p><p>Strengthening this process would bolster our economy in many ways. And, even if this plan were initiated in just one region, it could have a huge positive impact and guide other areas as to best new practices.</p><p>So...I hereby throw the challenge gauntlet!</p><p>If any AM's are reading this, I'm ready, willing, and able.<br /><br />How about you? I think its a bit sad really....</p><p> </p><p>The problem I am having now is that there are more and more agents signing up and its getting harder to get the orders accepted before someone else does for those blast assignments...</p><p> </p><p>I have one large asset manager that does this to assign reo listings - despite the fact we have been a preferred vendor for years and do quality timely work - others are getting these email blasts, logging in and accepting before I even know its available at times... if I do not have my laptop open in front of me it seems I miss the job.. I have gotten 50+ this year (listings) but I missed at least 2 dozen to other agents...</p><p> </p><p>I would really like to know if anyone out there has some sort of mail reader or solution to receive the blast email to some specific account that turns around and notifies everyone under the moon on my team to log in immediately to accept... I know there is software out there to run macros to log in and accept - but have not had much luck - and the asset managers are getting wise to this - though I have never seen anyone kicked out of the reo brokerage side of things...</p><p> </p><p>I see one or two other brokers getting these missed orders and then they call me to figure out how to do the work... drives me crazy... Surely the AM's should see value in working with one or two dedicated firms instead of blasting to every yahoo that walks through the doors with a license... some are good - yes - but it must take a lot of time to train so many new agents and brokers...</p><p> </p><p>I just want to figure out a way to get more - 95%-90% of these orders instead of just 65-75%... I have missed 4 in the past week.. that's a lot of cash in commission I missed out on because I was a minute too late...</p><p> </p><p>We receive orders and its sent to my company email @mybrokerage domain.com... I have our hosted servers set to forward all email from the specific sender (asset manager) to my email, to the inbox of all my staff members and reo agents and to our SMS cell phone emails.. xxx-xxx-xxxx@tmomail.net or whatever it is... I have handcent installed on my android phone so that when I get an sms from a specific sender it plays special music, vibrates and becomes hard to miss....</p><p>I immediately hop on phone browser to accept or laptop to accept... as do my agents if they get the message in time... its a race...</p><p>Even still - this method would work just fine if there were no delays in getting SMS messages or if android would constantly check for new SMS messages without delays... a 30 second delay and I lose an order... sometimes T-Mobile does not send my message for minutes... The house has been "remodeled" by some owner over the years as 2 units, separate entrances, but the city & county has no record of the basement finish and has zoning clearly disallowing it as a duplex.</p><p> The Asset Manager requested that I re-do the BPO as a duplex, because the bank had an appraisal done that shows it as a duplex. If the City & County notices that it is being used as a duplex, I believe they would redtag it. </p><p> My perspective is, as a realtor, that I give honest advice to my clients. If the client doesn't want to pay attention to what I have to say, that is their choice, and I don't have to participate with them any further on the project.</p><p> I am totally willing to give up my fee on the BPO, that is not an issue for me. I don't sell out my integrity for $65.00.</p><p> My questions, for discussion: Do you run in to these kinds of problems with Asset Managers? How do you handle those issues? I know many of the bpo's I complete are for bpo factories but I would have thought by now that some asset managers would keep seeing my name over and over. It has gotten a bit frustrating. I don't want to pay for asset companies list but if that is what is going to take then I just might. </p><p> </p><p>Lastly has anyone dealt with the Asset company that has HSBC, HFC and their partner companies.
