Services Requested:
- AVM Value Focus
- Photo of house # (located on house, curb, mailbox etc) to verify correct property
- Photo of the road in front of the property
- Photo of the subject from the front

Please provide commentary on subject condition. 
Please provide commentary on subject location highlighting any positive or negative features.
Please provide commentary on local market area (stable, increasing, decreasing, presence of distressed properties, etc.)
 A clear photo of the house is required, if you are unable to provide a clear photo (gated community, long driveway, etc.) please contact your vendor manager immediately for instructions on how to proceed.
 Clear address verification is also required, if subject does not have house number please provide alternative form of verification for client to verify that the correct house was photographed.
  If the subject address differs from that provided on order please contact vendor manager, address must be exact (including abbreviations such as "N" or "S" or "St" vs. "Ln" for example).
 APN (if provided above) must also match exactly, if the APN is discovered to be different please contact vendor manager.
 In the General comments section, please indicate/comment on if the subject is detached or attached.

 

The kicker is that when I went on the web site to DECLINE it, someone already accepted it.

Agents/Brokers! You are doing this to yourself! Its a shame to be requesting a service like this for $10, but it is a greater shame to actually do the work for $10. If you have no value for your professional skills, knowledge, expertise, time - you have no business to be in this business. We spent thousands of dollars on education, memberships, licensing, and other business associated costs and to allow these companies to treat you like an unskilled laborer is disgusting.

  • Wow, I get my regular fee for these. Although they do not require comp photos, they require a lot of uploads. Clear Capitol tried to get me to do one for $20., but they did not require photos. Sorry, these things take too much time to do for limited funds.

  • I agree, this is pathetic!!

  • Not sure why agents prostitute themselves for this type of business.  To me it the same for the $30.00 orders.  If more will say no our value would go up.  It is the same for those excessive reports from Emortgage at lower fees.  No different than taking a lower fee.

  • FYI. I had to send Valuation Vision a demand for payment letter. They don't seen to want to pay.
  • I totally agree. It's a shame how they have slahsed the fees. Agents, stop doing BPO's for cheap.
  • I agree 100%,  Agents that work for peanuts know what their service is worth.  They are like street walkers do anything for a buck and it kills the business for we professional brokers

     

  •   The inspections the OP is talking about are not BPOs, they are a 5 minute inspection report. Sure, they always offer them at $10.00 but I always, every single time, have had the fee bumped to $30.00 and on some $40.00. I accept them and ask for a fee increase and receive it. 

      3 pictures are required, and I take them on my way to another job, well worth it for a company that sends me most of my BPO work, and is the most fair by far in raising the price of their BPOs for rural locations.  Because I am in a rural market, I do very few $40.00 BPOs, most are $100-$125, with several at $200-250. I have even had a handful for $350 to a community that is an hour and fifteen minutes from my house.

  • Thank you very much for all comments. There is no negotiation on these, they offer 2 links - decline or accept. I would not do them anyway, no matter if they increase fee to $25 or $30, it makes no sense to start the car for me for these amounts. My main disappointment is with agents who work for change and disvalue all of us by accepting these fees.

  • Wow!  I do a lot for them, but never saw one of those.  RELs just cancelled an order I did, after I submitted,  Reasoning was that in a town of 803 population I could not find 3 sold comps within 5% of GLA with all the other criteria.  So they keep the data and pics, I lose.
