He said, "Hey Belinda, this is Ron and I'm calling to see if you still sell real estate. If so, give me a call at my Florida number <font face="verdana, sans-serif" size="1">954.983.8668</font><span>, my extension is 3029. Please take note that this is also a FAX number, more on that...read on.</span></p><p></p><p>I called the next day and "Ron" engaged me in some chat for a minute or so before he streamlined his pitch. He basically compared realestateagent.com to Zillow where you can get seller and buyer leads. He told me that realestateagent.com was running a 3-month promotion for $135. The first thing I asked him was if there was a contract of any sort. He clearly said NO.</p><p></p><p>I accepted the promotion and he asked me to hold while he sends me a link. Then he asked me to open the link which led to a payment processing page. He continued with trivial convo while he guided me through the quick payment process and next thing I knew I paid. </p><p></p><p>Three months later I get a threatening "PRE COLLECTION" email indicating that they attempted to charge my credit card on file for $290/month. Fortunately, and I'm really thankful for this, Bank of America closed my previous debit credit card just a week before because I had lost it. Now, I'm so happy that I lost my card. Some agents complained of not realizing their card was charged for months because they didn't know about an auto-renew subscription. They also make it virtually impossible to cancel. You have to cancel by mail or fax which agents have complained as the fax always being being busy and never being able to fax anything. Well, they use the "fax" for incoming and outgoing calls. The address they have you sent the cancellation to is a storage building! So, there might not even be anybody there to sign mail if you were to send it registered or overnight. Many agents complained about realestateagent.com claiming they never received their cancellation. </p><p></p><p>I disputed the pre-collection email telling them I never agreed to a contract. Lo and behold, they sent me a "contract" that I had "e-signed" which I vehemently disagree with. First, I asked if there was a contract and Ron told me clearly there isn't. Second, I was not made aware of an auto-renew subscription and a 10-day cancellation policy. They had literally entrapped me during the payment process and they had somehow forged my e-signature. I was given no terms and conditions to read. I only got the "contract" AFTER I complained about the pre-collection three months later. I was not shown a terms and conditions page during the payment processing nor was I sent the terms with the payment confirmation email. </p><p></p><p>Business Locate, Inc, publisher of realestateagent.com are bilking agents of hundreds of dollars without rendering what they promised. A detailed website analytic report shows that they do NO paid advertising whatsoever. The scam website does not appear on Google, Bing or Yahoo when doing popular keywords buyers and sellers would type in order to find a local agent. I went as far as page 15 on the search engines and gave up. They do not show up at all. </p><p></p><p>They also claimed they recorded me authorizing the contract which is a blatant LIE. First, these people have a disregard for the DNC Registry. And second, they are illegally recording agents in the two-party consent state of Florida without first letting the agent know they're being recorded. They're not rendering service as advertised. They're using illegal debt collection efforts to threaten agents to give in and pay. This seems to work. There are dozens and dozens of agents that have complained about Business Locate, Inc., publish of realestateagent.com. </p><p></p><p>There are several sites that agents have complained on or left negative reviews. They sold me a song and a dance and I was dumb enough to fall for it. Learn from my mistake. </p><p>This company known as STAR FEDERAL contacted me back in February and told me their business model was to advertise landing pages on the internet in your specific area that would attract sellers to contact them and in turn would then qualify the sellers and set up a listing appointment with the designated agent (you) for that area for the low price of just $499/year. They told me they had over 300 customer service agents in several call centers to field the calls, it would take 60-120 days for the online marketing to take hold, please be patient and you will see results. </p><p>Well, I'm not one to throw my money around and always distrust and verify so I did my due diligence and googled them, didn't find anything negative, requested to see their landing pages, they checked out, called the phone number on the site and verified it was legitimate. After I paid I even made sure I called back several times over the 90 days and was always able to speak to a customer service rep named Christopher and so I was satisfied with the investment. </p><p>However, in July I started to get suspicious when no one would return my call, I even faked a few seller calls and no one ever returned my phone calls to set the appointments and then I just kept calling for several months always getting the answering service with no return call. I was always polite until this last month when I finally had it. I told them I was going to the attorney general, etc... So today I was seriously going to call the attorney general of CA but before I did I thought I'd make one last call and low and behold a guy by the name of Robert answered. Told me they were sorry they never returned the calls, understood my frustration, they had been getting my messages, he's been working without pay for several months and they have had many agents threaten them with law suits, attorney action, etc... their call center contracts over seas were cut off and they are out of money.But they are back up and running now and intend to make this right.</p><p>BS! So, before I hung up, I Asked again politely but firm for my money back and he said sorr, No refunds, we don't have the money to give you anyway but we are going to make this right. I said, how if you don't have the money? <p>The idea behind this effort is to make the agent the AMC (Asset Management Company). We have found that many local, small or even regional servicers just simply don't have the technology, expertise, staff or funds to hire or create a true "REO Department" for themselves. Instead, they assign an unfortunate VP of the bank to handle the REOs on top of doing their regular job.</p>
<p>What REOPro would like to do is provide our members with a technology solution that would enable them to go into their local banks, credit unions and servicers and offer them a true AMP (Asset Management Provider) solution. In essecne, creating micro AMP's across the nation through REOPro.</p>
<p>Basically what we would do, is give you access to a technology platform that allows you to customize it's performance for a particular lender or servicer in your area. You then could work for them and become their own little AMP and help them avoid the cost of outsourcing. This way, you could go into Bank of Small Town USA, show them your incredible software, your incredible support, your incredible tracking, etc..... and win them over as their own little AMP.</p>
<p>Truth is, we may never be able to capture a Bank of America or Chase but, a larger underserved market is out there and that is the local banks and credit unions who would like to outsource to a credible, knowledgeable and experienced AMP but, can't afford the cost.......here is where REOPro could step in.</p>
<p>The only question is, will our members go out there, sell our services as a AMP and win business? Of course, you would be our exclusive agent for any business you bring in but, would you do it?</p>

In your view, is this a good prictice? And who benefits from this? I know of Wells Fargo and BofA doing that in my area and they don't like it when I complain about it!</p><p> </p><p><strong>I do not send any offers without a preapproval letter.</strong> I also check on the source of the preapproval to be certain it's reliable. When a lender REFUSES to even review an offer without their "preapproval" I can't help but wonder if they just want sell their loans at any cost, instead of selling the asset.</p><p> </p><p>In cases like this, and on lenders who require a wet signature just to look at the offer, <strong>I do my <span style="text-decoration:underline;">best</span> to find other homes for my buyers</strong>. In one case in a particular, the house is filthy top to buttom(my buyer saw a huge live roach and had to kill it so it wouldn't scare his kids!), so in my view THIS lender is NOT concerned with not "wasting time" selling the asset, which is a "reason" I've been given before as to why the requirement. If you care about selling an asset faster, why not market it better....by at least cleaning the thing? Show some pride in what you're selling....can you tell this irritates me!?</p><p> </p><p>One lender I work with specifically states NOT to make these types of notations on their assets' MLS remarks, so as to NOT TO DRIVE BUYERS AWAY! I rec'd my RE license in 2006 mainly to have access to better due diligence/comp data to help me better screen the deals I was working on. When the market shifted, I went thru the s**tstorm like most of other RE pros and had to go thru some MAJOR changes.<br /><br />To make a LONG story short, I started to use my license and broker deals for other people in 2007. A lot of deals I completed this way were NON-MLS (private sales etc). I advertised directly to potential buyers (as a Buyer's agent) and got some transactions done thru the MLS that way. Also, I have quite a bit of short sales under my belt as well.<br /><br />The main issue I see for myself right now is that I have NO activity in the REO world. I mean, I worked as an REO agent/rep for other Investors and the REOs THEY bought thru MLS and other private sources. So, I have experience in dealing with distressed, vacant properties in that manner. PLUS, between my partner and I, we have located, secured, rehabbed, & disposed of over 200 distressed wholesale transactions since 2003. <br /><br />I have the team, resources, and experience to deal with these types of transactions, BUT I have no TYPICAL REO agent paper trail to show these banks/servicers/asset mgrs that I know how to handle their assets. <br /><br />So, based on that, do you think I have a fighting chance to work on this... or should I focus on other areas?
